Three ZIP codes here and each one hands us a different set of walls. In the low-rise condominiums and villas of Sunrise Lakes, built between the early 1970s and the 1990s, the constraint before anything technical is getting the panel into the unit at all - these are walk-up buildings with narrow landings and turns that a seventy-five-inch carton does not negotiate politely. In the Welleby-era houses to the north the walls are concrete block, which will hold anything and will hide nothing, so cable management is a surface job rather than a hidden one. Out west near the Sawgrass the houses are newer, framed inside, open-plan and taller, with an association that wants the gate arranged in advance. Whichever of the three you are in, the list is the thing to lead with: how many screens, which room each one is for, the size of each, whether the brackets are already in the house, and what else has been sitting waiting for someone with a drill - a shelf, a bracket for a fan, a flat-pack unit nobody has opened. We cover all three Sunrise ZIPs. 33322 through the centre is dominated by Sunrise Lakes, a large 55-and-over community of low-rise condominiums and villas around lakes and clubhouses, with single-family subdivisions and townhomes of a similar era around it. 33323 is west Sunrise, master-planned and largely built from the 1980s into the 2000s, gated and association-run, out toward the Sawgrass Expressway and the Everglades edge. 33351 is the north-west side, established neighbourhoods like Welleby - concrete-block houses and villas from the 1970s and 1980s on tidy lots, many with screened patios.
What that means for television work is that the answer genuinely changes with the address, and not in a cosmetic way. A block wall, a metal-framed condominium partition and a modern timber-framed interior wall each need a different fixing, a different tool and a different plan for the cable. Most of the disappointment in this trade comes from a technician who only knows one of the three arriving at a house built the other way.

Getting a large screen into a Sunrise Lakes villa
Low-rise buildings have no service elevator, which turns delivery into part of the job rather than a thing that happened before it. A boxed panel has to come up an external stair and round a landing, and the packaging is considerably larger than the television inside it. We would rather know the floor and the size before the day, because the sensible approach is often to unbox on the landing and carry the screen itself, and that requires two pairs of hands and somewhere clean to put the carton.
Inside, the walls in these condominiums and villas are usually framed partitions with block at the perimeter, and they carry a screen without difficulty once the framing has been found. Height is where we spend the time. In a villa living room the seating is close and frequently fixed - a recliner in one position rather than a sofa that can be moved - so the screen goes lower than the showroom instinct, and a modest tilt takes the ceiling light's reflection off the panel. We set it with you sitting in your own chair, not from a tape measure.
Block walls in Sunrise houses hide no cables
The concrete-block houses of the 1970s and 1980s are the easiest walls in Broward to mount on and the least forgiving about tidiness. Fixed properly into masonry, a bracket in one of these houses is not going anywhere. But there is no cavity behind the plaster, so the fantasy of a cable vanishing into the wall below the screen and reappearing at a socket simply does not apply to a solid wall - anybody offering it is proposing to chase a channel into your structure, which is a different and much larger job than the one you asked for.
What actually looks good is a surface run done carefully: a slim channel taken vertically from the screen to the equipment, filled, fixed and painted to the wall colour so it reads as part of the plaster rather than as an accessory. Decide where the console, the bar and the box are going to live before we mount, because that decision sets the route. Get it right and from the sofa there is nothing visible at all; get it wrong and there is a cable crossing a wall diagonally for the life of the house.
Gates and newer construction in west Sunrise
The planned communities out toward the Sawgrass are a different proposition again. The houses are newer, structurally sound for their age, framed inside with predictable stud spacing, and often built with taller ceilings and open plans in the main rooms - which mostly affects where a screen can go rather than whether it can. An open-plan great room frequently has fewer usable walls than a closed room half its size, so the position is a design decision worth making with a panel held up rather than from a floor plan.
The community side is administrative and easy when it is handled early. Associations here run architectural review on anything the street can see, which an interior bracket is not, but they do care about who comes through the gate, when contractors may work, and what paperwork the management office keeps on file. Tell us the subdivision when you book. If the plan also involves an outlet moved or added behind the screen, that part goes to a licensed electrician and it is better sequenced before our visit than after it.

What goes into the price of mounting a television in Sunrise?
You get a written quote before agreeing to anything, at no charge. It is built from how many screens there are and how big, what each wall is actually made of, how far the cable has to travel to reach your equipment, whether a surface channel needs to be run and painted, and everything else you want done in the same attendance. Access matters too - a third-floor walk-up with a large panel is a different piece of work from a ground-floor villa. Anything we bring appears as its own line rather than being folded into the time.
Who will be in our Sunrise home, and what happens if the television is damaged?
One technician, named to you at the time of booking. Panels are carried flat, two hands on the frame, and set face down on padding before the bracket is fixed - never propped against a chair. The floor under the ladder is covered and the covering moves as the ladder moves between rooms. Should we damage a screen while handling it, the responsibility is ours; tell us on the day and it is handled straight away instead of by correspondence.
Does our Sunrise association need to sign anything off before the work?
Not for a bracket on an interior wall - architectural review here is about what is visible from outside, and your living room is not. The parts that do need arranging are access and hours: a gate that wants the contractor named beforehand, a condominium office that keeps documentation on file, and a set of permitted working hours that the 55-plus communities in particular apply consistently. Tell us the community and the management contact when you book and it is squared away well before the day, rather than at the entrance while a technician waits.
Can two screens and the other jobs on the list be done in one Sunrise visit?
Most of the time, comfortably, and it is much better value than splitting them. There are real reasons it sometimes cannot happen. If there is no outlet anywhere near the position, that screen waits for a licensed electrician and we get on with the rest. If a wall has nothing solid behind it where the bracket must go, we may have to source the right fixing. If a surface channel has to be painted, that needs the paint to dry before it looks like anything. We will tell you which of those applies while there is still time to plan around it.
We rent a villa in Sunrise. Will we lose the deposit over the holes?
Not if it is agreed in advance and finished properly. Get the owner's permission in writing, because bolting into a wall is not the same as hanging a picture and most leases here say so. What is left behind is a tight group of holes directly behind the panel. Those are filled, sanded and repainted when you leave, and a plastered block wall returns completely flat. Keep the mount's packaging - the bracket is yours to take and will most likely suit the next place. We do the making-good as its own short appointment.
Our Sunrise screened patio faces the lake. Can a television live out there?
It can, with the right specification, and the screening does less than people assume. A screen enclosure gives shade and keeps insects out; it does nothing about humidity, and in a summer storm the rain arrives sideways through it. So the mount has to be exterior-rated with hardware that will not corrode and seize, and the television itself ought to be built for outdoor life if it is staying out year-round. The equipment is best kept indoors with only the signal sent out. If there is no supply on the patio at all, an electrician has to provide one before any of this is worth planning.
How long does TV mounting take?
Most jobs take 45 to 90 minutes depending on wall type and cable concealment. Concrete and brick walls take a bit longer because of drilling.
Do I need to provide the mount bracket?
You can provide your own, or we bring one. We recommend fixed, tilting, or full-motion based on your TV size and where you sit relative to the wall.
