Sunrise runs across three ZIP codes and all three are ours. 33322 is central, dominated by Sunrise Lakes - a sprawling 55-plus community of low-rise condos and villas built between the early 1970s and the 1990s - with single-family and townhome subdivisions of similar age around it. 33323 is west, out toward the Sawgrass, newer planned subdivisions from the 1980s into the 2000s, mostly gated and under homeowners' associations. 33351 is the northwest side, Welleby and its neighbours, concrete-block houses and villas from the 1970s and 1980s.
Across all of it the housing is now decades old, and that produces two versions of the same job. In the older communities the original low pan is being replaced because it no longer suits the person using it. In the newer western subdivisions the pans are coming out because the floors are being redone and everything has to go back afterwards. The technical work is the same in both cases; what differs is what the household is actually trying to achieve, and it is worth saying which one you are on the phone about.

Comfort height in a Sunrise villa: why most of these jobs happen
A pan fitted in 1974 sits several inches lower than what is sold as standard today. For a lot of residents in the Sunrise Lakes villas and the surrounding communities, that difference has quietly turned a bathroom into an obstacle, and the fix is one fixture rather than a remodel. A comfort-height unit brings the seat up to about the height of a dining chair, which is the point at which standing up stops needing a hand on the vanity.
What makes it a good change here is how little it disturbs. The drain stays where it is, the supply stays where it is, no tiling is touched, nothing structural is involved, and it is invisible to the association because it is entirely inside the unit. The two things worth checking before anything is bought are the rough-in, measured from the finished wall out to the centre of the closet bolts, which was not standardised across every building of this era - and the clearance to the vanity, because bathrooms in these villas are compact and a larger modern pan needs its space measured rather than assumed.
New flooring over old in a Sunrise bathroom, and the flange left behind
In the western subdivisions and the Welleby-area houses, floors are being replaced by covering rather than by demolition, and that changes the geometry under every toilet in the house. The new surface sits proud of where the old one was by the depth of the tile and its bed, while the closet flange the pan bolts onto remains at the original level. The seal between them is soft wax with a very short range of travel, and a gap is not what it is for.
Fitting an extender ring - screwed down to the original flange and sealed against it - restores the proper seat height and is the whole of the repair. The temptation is to press two wax rings together instead, which appears to work on the day and is the single most common reason a re-set toilet fails a few weeks after a remodel. With three bathrooms in a house and three flanges at three slightly different depths, we measure at each one with the pan out rather than assume a single answer for the property.

Sunrise Lakes is low-rise, which means a good proportion of these apartments are up a flight of external stairs with no lift anywhere in the building. A toilet still holds water after it is disconnected, and a full one carried down concrete steps is how both fixtures and people get damaged. So the removal is a planned part of the visit: the unit is drained properly first, wrapped, and carried down in a way that does not involve balancing it on a handrail.
The old fixture then leaves the property with us. That is worth stating out loud in a condo community, because leaving porcelain beside a dumpster is exactly the sort of thing that generates a letter from the association to the resident who had the work done, not to the contractor who left it. Bulk items in these communities have their own rules, and the simplest way around all of them is for the old unit to go in our vehicle the same afternoon.

Approval, no - a toilet is inside your unit and invisible from the common areas, so architectural review has nothing to consider. Notice, yes. The 55-plus communities in 33322 and the gated subdivisions in 33323 generally want a contractor recorded with the management office, an insurance certificate on file, and the work kept inside stated weekday hours. Name the community and its management office at booking and it is settled in advance, so the technician is expected rather than explaining himself at a gate.
Our Sunrise floor is being laid next week. Can the toilets go back straight afterwards?
Wait for the grout, and let the flooring crew give you the number rather than us. It is usually a day. Bolting a heavy fixture onto grout that has not taken means it beds into something still soft and finishes out of level, and a pan that sits out of level has already broken its own seal even if nothing shows for a month. Pass us their completion date at booking and the visit is scheduled from it, which also gives us time to get the association paperwork in ahead of the day.
I rent a villa in Sunrise. Can the owner arrange the work from out of state?
Yes, and a lot of the units here are owned by people who are not in Florida most of the year. The fixture belongs to the owner, so the paperwork follows the owner and the timing follows the household, which run perfectly well in parallel. We send pictures of what was there beforehand and of the new pan in place, which for an absent owner is the part that usually matters. Nothing about a like-for-like swap alters the bathroom itself.
Will a modern comfort-height pan actually fit a Sunrise villa bathroom?
Usually, but it is worth measuring rather than hoping, because bathrooms in the 1970s buildings here are tight and modern pans are longer as well as taller. Two numbers settle it: the rough-in, wall face out to the centre of the bolt caps, and the clear distance from the front of the existing pan to the vanity or the door swing. My toilet rocks side to side — is that just the wax ring?
Rocking is usually a shimming or flange-height issue rather than the wax ring itself, though a failed ring often comes with it. We check both and fix the actual cause instead of just re-caulking around a wobble.
