A garbage disposal that hums but will not spin, or a sink that backs up every time it runs, is almost always fixable without replacing the unit. We install new disposals on existing under-sink wiring and plumbing, swap out units that have finally failed, and clear the jams that cause most of the panic calls we get.

Two complaints bring us into a Sunrise kitchen more than any others, and the first is usually misdiagnosed for years. A sour smell that keeps returning is almost never the drain, because a trap is full of water and flushes itself whenever the bowl runs. It is the appliance: a wet grinding chamber that never fully empties, and above all the recess beneath the rubber baffle at its throat, which is the one part of the machine that nobody ever takes out. Residue packs into that recess, sits in a warm cupboard and turns, and no product poured down the sink will ever reach it. It has to be lifted and cleaned by hand. The second complaint is the cupboard base: board darkened at the front lip, thickened along the joint or soft under a thumb, meaning water has been arriving for months. Where that water comes from is readable. Moisture up at the mouth end, where the appliance clamps to the strainer, is the bedding at the flange, and it comes down to be reseated. Wetness on a side face is the hose clamp at the dishwasher stub or the discharge-elbow washer, both parts. Drips forming on the lowest part of the body, right at the join, are the motor housing, and that appliance is finished. Press the cupboard floor, tell us what it feels like, and call (786) 788-8714. Our limits, stated plainly: clearing a chamber, bedding a flange, washers, discharge elbows, replacing a failed appliance, and rebuilding a sink once new counters are down, are all ours. Moving a drain line, opening plaster, a fresh circuit or a switch, or any job a permit follows goes to a licensed trade. Gold Hands does not carry a plumbing license or an electrical one, and will not act as though it does.

Sunrise comes to us as three ZIP codes in western Broward. 33322 is the central part, much of it taken up by Sunrise Lakes, a large fifty-five-plus community of low-rise condominiums and villas built between the early 1970s and the 1990s around lakes and shared clubhouses, with single-family and townhome subdivisions of similar vintage around it. 33323 is the newer west side out toward the Sawgrass, planned communities from the 1980s into the 2000s, mostly gated and under homeowners associations. 33351 is the northwest, established neighborhoods like Welleby with single-family homes and villas from the 1970s and 1980s, concrete block on tidy lots with screened patios.

What that mix means in practice is a lot of kitchens that are several decades into their original fittings, in buildings where an association has a say in when a contractor may work. A disposal from that era has ground through a long service life, and the chamber and splash guard in many of them have never once been taken apart for cleaning.

Sunrise Lakes villas and the cupboard nobody empties

The cupboard below a kitchen sink is the last space in any home to be cleared out, and in a villa lived in comfortably for decades it can hold the same bottles, buckets and bags for years on end. A leak measured in drops cannot make itself known through that. It wets the chipboard from underneath, and chipboard behaves predictably: it thickens, it darkens, it goes spongy along its edges, and it reads as perfectly normal from four feet away right up to the moment somebody leans on it.

So the first thing our technician does in one of these homes is empty the cupboard properly and look at what has been hiding behind the clutter. The state of that board is a clock. Damp but firm is describing weeks, and whatever bedding or washer sits behind it will very likely be the whole job. Lifted and come apart is describing seasons, and before anyone calls the work finished we want a proper look at what is behind the pipework and under the carcass.

A smell in a Sunrise kitchen is rarely coming from the drain

This is the most common wasted expense in the entire service. A household smells something sour, buys drain products for a year, then decides the appliance must be dying and starts pricing replacements. Frequently the drain was never involved at all and the machinery is perfectly sound. The smell lives in the chamber and in the seating recess beneath the rubber baffle, where a film collects that nothing rinsing through the machine can reach.

Our technician lifts the baffle out, clears the chamber, cleans the seating face and examines the baffle itself, because the rubber hardens and deforms with age and a perished one lets far more get past it. Doing that first is worth it for an honest reason. If the smell goes and the machine runs properly, nobody needs to buy anything. If it does not, at least the cheap answer has been ruled out before anyone spends on the expensive one.

Association access and set work hours across Sunrise

A great many homes in this city sit inside an association of some kind, and in the condominium and fifty-five-plus communities that usually means arrangements about who may come in, through which entrance, and between which hours. None of it touches the work, which happens entirely inside your own kitchen cabinet, but all of it affects whether the appointment starts on time.

It also shapes how we plan a countertop reconnect. When new stone goes into one of these kitchens, everything mounted through the old surface comes away with it: tap, bowl, trap, appliance and dishwasher hose, and the home has no working kitchen sink until the lot is reconnected in one visit after the stone has cured. If your community permits work only inside a set window, say so at the time of booking, because that decides whether the reconnect fits a single appointment or has to be planned around the clock.

Garbage Disposal Installation & Repair in Sunrise — questions we get asked

How do you work out what disposal work in a Sunrise home will cost?

You get a written estimate before anything is agreed and producing it costs nothing. The technician prepares it at the cupboard rather than over the phone, because in a kitchen of this age the reported symptom and the real cause are often different things. Whether it is a chamber needing stripping and cleaning, bedding to renew, a washer to change or a whole appliance to replace is the main driver, and after that come the awkward details, chiefly hardware corroded in place and a stop valve that may no longer shut. Parts we supply are shown apart from anything you bought.

Who turns up at a Sunrise address, and what happens to a new counter while you work?

One technician, named to you when the appointment is confirmed. If the counter has just been installed, the bowl and everything around it is sheeted before a tool comes out, and nothing is ever rested upon it, since the real hazard in this job is mechanical rather than watery. Cupboard contents come out onto a sheet, the standing water in a trap is caught in a tray instead of on your floor, and the old appliance leaves with us. Anything we mark, we show you there and then with a photograph.

Our Sunrise community controls contractor access and work hours. Does that complicate booking?

Only where it is mentioned late. Every association here handles it slightly differently, with some wanting the company named at a gate ahead of time, some wanting documentation lodged at the management office, and the condominium communities typically adding permitted hours on top. None of it is difficult and none of it is immediate, and forgetting it is the commonest reason a first visit achieves nothing. Tell us the community and who runs its office at the time of booking, and it is arranged well beforehand.

Damp keeps appearing in a Sunrise sink cupboard. Can that be sealed, or is the appliance dead?

It is decided by where the water is appearing, and we tell you the answer even when it costs us a repair. Up at the mouth end the bedding at the flange has failed, so the machinery is fine and gets reseated. On a side face it is the discharge-elbow washer or the clamp at the dishwasher stub, and those are parts. Dripping from the join at the lowest point of the body it is the motor housing, which means the interior has been wet, and replacement is the only sound course. Sealing the base of a leaking appliance buys a few weeks and then you are back where you started.

I rent a villa in Sunrise. Should my landlord or the management company be arranging this?

It is cleaner if they do, since a disposal belongs to the property and not to the tenant. Put the owner or their agent forward for the quote and the account, and we will still fit the visit around whoever is living there. Worth raising early rather than late: if the cupboard base has already gone soft, the leak began well before anybody noticed it, and having that photographed and dated at the beginning protects the person renting as much as it informs the owner.

Our Sunrise condominium kitchen is original from the 1970s. Will a current disposal fit?

Very probably. Bowl apertures and drain heights have been consistent for decades, so a modern appliance mounts exactly where the one being taken out is mounted. What causes trouble is never the fit, it is hardware that has been in place since the building went up: fixings rusted into their threads that round off under a screwdriver, a stop valve untouched since the 1970s that refuses to re-seat after it has been turned, and a discharge elbow somebody once shimmed with washers. We try that valve at the outset, because one that gives up mid-appointment is what sends a technician back a second time.

My disposal just hums but doesn't spin — do I need a new one?

Not always. A hum with no spin usually means the flywheel is jammed. We free it with an Allen wrench through the bottom reset hole and test it before recommending a replacement.

Do you supply the disposal unit?

You can buy your own model, or we can pick one up at cost. We will size the horsepower to your household's typical use if you want a recommendation.
