The kitchen light box in a Sunrise villa or condo

It is instantly recognisable: a rectangular recess in the kitchen ceiling, fluorescent tubes behind a yellowed plastic panel, buzzing faintly when it is cold. Everybody who has one wants it gone, and the thing to understand before that decision is made is that the recess is a hole in the ceiling and not a fitting. Take out the tray and what remains is an opening, a framed edge and an outlet, and no flush fitting made will cover the footprint.

There are two sensible ways forward and we will tell you which one your kitchen suits. Textured ceilings add one wrinkle that a smooth ceiling does not have. The old canopy has been pressed against a surface that is not flat, so its outline is both a paint mark and a slight crush in the texture. A new fitting of the same diameter hides it entirely and a narrower one does not, which is worth measuring at the start - and in a villa where the ceiling was sprayed once, decades ago, it is not a surface anybody wants to be patching casually.

Association hours and access across Sunrise communities

A great deal of this city sits under an association of some kind - the 55-plus condominium communities in the centre, the gated subdivisions out west, the villa communities in the north. Our Sunrise ceiling is textured and the old fitting has left an outline in it. What happens?

It gets measured first, because texture makes the mark harder to disguise than a smooth ceiling does - there is a colour ring and a slightly flattened patch where the cover has sat. A new unit of equal or greater width hides both and nothing further is needed. A narrower one leaves both showing, and patching sprayed texture so that it matches is genuinely difficult, so in that case we would usually recommend choosing something broader rather than promising an invisible repair.

We rent a villa in Sunrise. Can we replace the fittings the owner left?

With written consent from the owner, and keeping the originals boxed. The units belong to the property, so what avoids trouble at the end of a lease is simple: nothing goes in the bin, the old fittings stay in a cupboard, and the owner decides at hand-back whether they go up again. One warning on a specific item - if what you want gone is a recessed kitchen light box, that is a change to the ceiling itself, and an owner has to agree to it explicitly rather than just to a new light.

Every fitting in our 1970s Sunrise villa is original. Is it sensible to change them all at once?

Usually yes, and for reasons beyond appearance. A house of that age has fittings that have spent fifty years in Florida heat, so the plastics have gone brittle and the fasteners have stiffened, and each one that is opened takes longer than the last one did.
