The kitchen work is the same in all three; the permission and the shutoff are not. A house in 33323 has its own stops and its own front door, and the only real constraint is the gate. A villa or low-rise unit in 33322 shares its water with neighbours, sits under a condo board with rules about who works where, and often has original 1970s valves under the sink. Getting those differences sorted before the counter arrives is what keeps a kitchen out of action for an afternoon rather than a week.

In the 55-plus communities the boundary is not only a technical one, it is written into the association's documents. Everything inside the unit — the faucet, the sink, the disposal, the trap, the supply lines and the stops serving that fixture — is normally the owner's and therefore ours. The moment the problem is behind the wall or upstream of the stop, it usually becomes the association's responsibility and their own contractor's job, and a private trade working on it can create a dispute nobody wants.

So the sensible thing is to check that line before booking, not after a technician has opened a wall panel. Send photographs of the open trap, the disposal on the floor and the shutoff valves under the sink — in a 1970s villa those valves decide how the visit goes.

My Sunrise villa is rented out. Can the owner set this up from a distance?

Yes, and in these communities it is often required rather than merely convenient, because associations frequently want the owner of record on the contractor request. The person booking gets the estimate, the pictures from inside the cabinet and the bill, while the tenant opens the door. Agree beforehand who approves a replacement part - in a villa of this age a tired valve or an unusable strainer appears regularly, and a tenant should not have to decide.

Sunrise Lakes villas share plumbing with neighbours. Does that change how you work?

It changes what we will touch and how the water is stopped. In the low-rise villas and condos, the branch that feeds your kitchen is usually part of a shared run, so if the stop under your sink does not hold, isolating it is not a job for a private trade acting alone — the association's staff close it and their contractor owns anything on that side of the line. We work up to that boundary and no further, and if the fault is beyond it you get a photograph and a clear note to take to the management office.

Do you supply the faucet, or do I?
