A door that sticks, drags, or will not latch is almost always a hinge, frame, or humidity-swelling issue rather than something wrong with the door itself. We diagnose the real cause, adjust or replace hardware, and get interior and exterior doors closing and locking properly again.

In most of Sunrise the thing that decides when a hardware job happens is not the hardware - it is the association's work hours, because a large part of this city lives inside condo, villa and HOA communities that set them and mean them. Name the community when you call or text (786) 788-8714, and the visit is planned inside that window from the start. The work itself is usually smaller than people fear: a deadbolt that has to be shouldered is a strike alignment problem, not a failed lock, and a lever that no longer holds is a latch and a couple of screws. Cylinders, handles, latches, closers, hinges and rekeying on doors already hanging are ours. If the door itself is being replaced rather than the hardware on it, that is permitted work for a licensed contractor and we will point you there. Where a lock is wired into the clubhouse access system, that system's contractor handles it.

Gold Hands covers all three Sunrise ZIP codes and they are three different worlds. In 33322 the ground is largely Sunrise Lakes, a spread of low-rise 55-plus condos and villas built from the early 1970s through the 1990s around lakes and shared clubhouses. In 33323 the west side is master-planned and gated out toward the Sawgrass, mostly built between the 1980s and the 2000s. In 33351 the north side is Welleby and its neighbours, concrete-block homes and villas from the 1970s and 1980s with screened patios and community lakes. Each one hands us a different set of rules and the same list of hardware.

On lock work you are entitled to know exactly what happens to your keys, so here it is without a slogan. The technician who comes is named to you beforehand. When a cylinder is re-pinned, the new keys go into your hand on the spot and no copy stays with us - we do not keep key records for a customer's address. When a lock is replaced, the old cylinder and its keys are left with you rather than carried off, because the only person who should decide what happens to something that opened your home is you. The job this city produces more than any other is a villa front door whose deadbolt only throws when the door is pulled hard, usually reported as a failing lock. It almost never is.

The Sunrise deadbolt that needs a shoulder is not a broken lock

A deadbolt has one job and a narrow tolerance for doing it: the bolt has to arrive in front of the hole it enters. When it will only go home if the leaf is dragged into position, the bolt is meeting the strike plate a few millimetres high or low, and it is the door that moved, not the lock that failed. Hardware gets blamed because it is the part you are touching at the time. Replacing it puts a brand-new bolt in front of exactly the same misaligned hole, which is why the second lock usually disappoints as quickly as the first.

The correct fix is at the plate. The strike is moved to meet the bolt where the bolt now arrives, the mortise behind it is adjusted so the plate sits flush, and its fixings are lengthened until they reach solid structure behind the frame. Those longer screws do a second job at the same time, pulling a frame that has drifted back toward square. The result is a door you can lock with one finger, using the lock you already owned. Where the lock is genuinely worn out - a cylinder that grinds, a bolt with play in it - we say so, but that is the smaller half of these calls.

Levers, latches and villa doors in the Sunrise Lakes communities

In the 55-plus villas and condos of 33322 the hardware conversation is about effort rather than appearance. A round knob demands grip and a twist, which is a real obstacle for a resident with arthritis, and a lever needs neither - it is the most useful hardware change we make in this city and it is a straight swap on most interior doors. The related complaint is a latch that has stopped catching, so a bedroom or bathroom door drifts open. That is normally the leaf having dropped a few millimetres on tired hinges, taking the latch tongue out of line with its keeper.

Doors in these communities are decades old now and carry hardware from several eras at once - some original, some replaced in the 1990s, some changed last year. That matters when a resident wants everything to match or everything to open with one key, because two different keyways cannot be brought onto one key without changing the odd one out. We walk the unit, list what is fitted where, and set out the options plainly rather than replacing the lot by default. Most of these villas need a handful of adjustments and one or two pieces of hardware, not a houseful.

Gated west Sunrise, Welleby and the paperwork before the visit

West of the city in 33323 the communities are planned and gated, with architectural review over anything that changes how a home looks from the street. For hardware that comes down to one thing: the finish and style of a front-door handleset can be a reviewable item even when the lock inside it is nobody's business. Check the community standard before buying a set in a finish no other house on the street has. Everything behind the door - interior levers, latches, closers, cylinders and rekeying - is invisible from outside and raises no question with any committee.

The access routine is the same across all three ZIP codes and it is worth getting right. Guarded entries need a name in advance, condo management offices keep vendor cover documents on record, and clubhouse or association offices keep their own hours for admitting contractors. Name the community and the office that admits vendors, and all of it is lodged beforehand. In the Welleby villas of 33351 the practical detail is usually the screened patio door rather than the gate - tell us if the work is out there, because that hardware takes a harder life than anything indoors.

Door Repair & Installation in Sunrise — questions we get asked

How do you price a Sunrise door hardware job?

As a list, in writing, before anything starts. Each door you have flagged gets its own line and its own verdict - adjustment, part, or replacement - so it is clear which items are a few minutes and which involve hardware. Anything you supply yourself is shown differently from anything we supply. Because several doors in one visit share the trip, a gathered list is always better value than the same doors handled one at a time across a year. There is no charge for the quote itself.

Can I trust the person you send to work on the locks in my Sunrise home?

This is the right question for a job about locks, so the answer is specific rather than warm. His name reaches you ahead of the day. Keys cut during a re-pin go into your hand, with no copy leaving in the van and no list kept against your address. Cylinders that come off are yours to destroy. Break something and we photograph it, raise it before leaving and pay to put it right.

My Sunrise condo association sets work hours. Does that complicate a repair?

Only if nobody mentions it until the crew is at the gate. Most associations in 33322 and 33323 admit contractors within set hours, expect cover documents issued in the association's name, and want a sign-in at the management office. We arrange all of that at booking, which is why we ask for the community name up front. Behind your own front door, nothing needs approval at all. On a front door that faces a street or courtyard, the finish of visible hardware can be a review item, and it pays to confirm that before ordering anything.

The key turns but my Sunrise front door will not lock. New lock or an adjustment?

Start with the assumption that the lock is fine, because in this city it usually is. If the cylinder turns freely with the door open and jams only when the door is shut, nothing is wrong inside the lock - the bolt is being blocked by a strike that has moved out of line. Moving the plate and anchoring it into the framing behind the jamb solves it and costs far less than a replacement. A lock that feels gritty with the door open, or a key that has to be jiggled before it turns, is a different diagnosis and we will tell you which one you have.

I rent in Sunrise. Can I have the locks changed or the latches fixed?

Latches, levers, strikes and hinges are low-risk and leave no trace beyond a door that works, so those are straightforward. Cylinders are not yours to change: an entry lock belongs to whoever owns the unit under practically every tenancy in this state, and a condo association may hold a rule of its own on top of that. Get the owner's agreement in writing, and we will carry out the work and return the original hardware to them. Where a handle must be replaced, the set is chosen to cover what is already cut so nothing needs filling or repainting.

Do you work in the 55-plus communities around Sunrise Lakes?

Regularly, and the visit is planned around how those communities actually run rather than around our own convenience. That means arriving inside permitted hours, checking in where the association asks for it, and taking the whole list in one appointment instead of returning three times. If a resident would prefer a family member to be present or to be called before the technician sets off, say so at booking and that is how it is done. Levers replacing stiff knobs and latches that have stopped catching are the two jobs we do most in those villas.

Why does my door stick more in the summer?

Wood doors and frames absorb humidity and swell during Miami's rainy season, causing sticking that often eases up in drier months. We plane or adjust the door so it clears the frame year-round instead of only fixing it temporarily.

Can you fix a door that won't latch?

Yes — usually a misaligned strike plate or a settling frame. We adjust the plate position or the hinges so the latch catches cleanly again.
