Salt air decides a great deal on this island, and it decides more about a waste disposer than most people realise. The motor is sealed; the things around it are not. Mounting bolts, the ring that carries the weight, the screws in the switch plate and the contacts inside the socket behind the cabinet all sit in humid, salt-laden air a few hundred yards from the Atlantic, and corrosion is patient. So when one of these stops dead on the island, the opening question is whether the trouble sits in the machine or in what is supposed to be feeding it. Complete silence points at power: the overload button set into the base, which pops out after a heavy load and stays out; the switch itself; the receptacle; the breaker. A hum tells you the electricity arrived, which makes the trouble mechanical and makes it somebody else's visit on this website. Buying a machine only enters the discussion once the supply has been shown to be sound and the motor still refuses — and at that stage everything turns on the carton you have already opened: how strong it is, how tall it stands, and whether it clips to the collar fixed under your bowl or arrives insisting on its own. Salt air, corrosion and the switch nobody suspects in Miami Beach

Hinges, fasteners and fixtures corrode faster on the barrier island than they do inland, and the electrical hardware serving a kitchen sink is no exception. A wall switch that has spent fifteen summers in this humidity can fail internally while looking perfectly ordinary, and the symptom it produces is exactly the symptom of a burnt-out motor: you flip it and nothing whatever happens. The same goes for the socket in the cabinet, where damp air and the warmth of a dishwasher branch running alongside it make for tired contacts. Deco galleys and MiMo kitchens: what actually fits in Miami Beach

The 1920s to 1940s Art Deco and Mediterranean Revival low-rises that South Beach is built from were not designed around this appliance, and neither were the MiMo apartment blocks of North Beach and the Normandy Isles. Kitchens in those buildings are frequently narrow galleys with a shallow sink bowl and a base cabinet holding the trap higher than a modern layout would. The practical consequence is height. A bigger motor carries a bigger grinding chamber, so the powerful model that fits a suburban cabinet with room to spare can foul the trap arm here, and the fix is either a smaller unit or plumbing alterations that are not ours to make.

Width matters too. Where the base cabinet has a centre stile or the sink sits over a corner return, there may not be room to swing the machine up onto its mount at all without lifting the bowl, and lifting a bowl in a 1930s building with an original tiled counter is a conversation to have in advance rather than a surprise on the day. A photograph straight into the cabinet with the doors open, plus the model number off the old unit's label, tells us most of it. The single-family houses on the residential islands and the quieter interior streets of Mid-Beach are usually the easy end of this: full-depth cabinets, modern sinks, and a straightforward exchange.

Buildings, front desks and rented weeks in Miami Beach

Most homes here sit inside a managed building, and the building shapes the visit more than the plumbing does. Condo and co-op boards on this island commonly want a certificate of insurance on file before a contractor comes up, service-elevator time reserved, and work confined to set hours. Much of South Beach also falls inside the city's historic district, which does not touch an appliance change under a sink but is worth remembering before anybody proposes cutting into anything visible.

The other local reality is turnover. A great many kitchens here are used by people who did not buy the appliance and will not be here next month, and that shows in what we find: cutlery damage, an overload that has been reset so many times the button no longer holds, and grind chambers worn thin. When a unit in a rented apartment is genuinely finished, the useful thing an owner can do is choose the replacement on durability rather than on horsepower figures, and we will say so.
