Getting the boxes into a Miami Beach building is half the job

Everything arriving on the island crosses a causeway first, and delivery drivers know it. Flat-packs get set down wherever the truck could legally stop — a lobby, a service corridor, a sidewalk outside a South Beach building with no off-street loading at all — and then they sit. In the Collins Avenue towers of Mid-Beach and the newer South Beach condos, the way through is procedural: management wants a vendor certificate of insurance on file, a reserved service-elevator window and work confined to approved hours, and the front desk will hold you at the door until all three exist. We arrange that in advance, which is why we ask for the building's management contact at the time you book rather than the morning of the visit.

The historic low-rise stock is the opposite problem — no paperwork, no elevator either. South Beach holds one of the largest concentrations of 1920s–1940s Art Deco and Mediterranean Revival buildings in the country, most of them three or four stories, and the MiMo blocks of North Beach are much the same.
