A door that sticks, drags, or will not latch is almost always a hinge, frame, or humidity-swelling issue rather than something wrong with the door itself. We diagnose the real cause, adjust or replace hardware, and get interior and exterior doors closing and locking properly again.

On a barrier island the enemy of an entry door is not weight or age, it is salt. Miami Beach hardware corrodes from the inside of the knuckle outward, hinge screws lose their heads, strike plates swell with rust and the door slowly drops until it rides on the threshold. Gold Hands takes the hinge side apart, shows you what is actually left of the fasteners, and prices the repair in writing before anything is ordered. Adjusting, rehanging, rebuilding jambs and thresholds, weather seals and hardware are handyman work and they are ours. Replacing an exterior door on this island brings an impact-rated opening, a permit and often a historic review with it, and that job goes to a licensed contractor rather than being quietly attempted by us.

Gold Hands handles doors from South Beach through Mid-Beach to North Beach and Normandy Isles — Art Deco walk-ups off Ocean Drive, the Collins Avenue towers, the bay-side houses and the canal-lined streets of Normandy Shores. Start with the honest question: is this door simply seized and neglected, or has the salt finally taken it past saving? Send a close photograph of the top hinge and the latch edge to (786) 788-8714 and we will tell you which one you have before anyone books a morning. The firm's insurance is documented — on this island, half the buildings will ask us for that certificate anyway.

The call we get most often on Miami Beach is the Normandy Isles house where the hinges have rusted into three solid lumps, the door no longer swings freely and somebody has been kicking the bottom corner to get it shut. Three ZIP codes change the setting around that same problem. In 33139 the door may be in a three-storey 1930s building with plaster reveals, a shared entry and a board that cares what the street sees. In 33140 it is a unit high up a Collins Avenue tower where the ocean is one block away and the corrosion is worse for it. In 33141 it is a 1940s or 1950s house on Normandy Isles with a canal behind it and original trim worth keeping. The complaint sounds identical on the telephone. It is not the same job three times.

Salt air is what breaks Miami Beach doors, and it works from inside

Living within a few blocks of the Atlantic puts every metal part of a door under constant attack. It starts where you cannot see it. Moisture carrying salt creeps into the hinge knuckle and around the shank of each screw, and corrosion expands as it forms, so a hinge binds before it ever looks bad. The homeowner reads that binding as a swollen door and pushes harder, which strips the screw heads and wallows the holes. Then the pin seizes, the leaf drops a few millimetres and the bottom corner starts scrubbing the threshold. Every one of those symptoms points backward to three fasteners nobody has touched in fifteen years.

The repair is unglamorous and it works: the leaf comes off, the corroded fasteners come out, the holes are made solid again, and marine-grade or coated hardware goes back in place of whatever builder-grade set was there. Where the screws were never long enough to reach beyond the jamb, they are replaced with ones that do, which re-squares the frame and lifts the slab off the sill in the same movement. We use the same visit to look at the strike plate and the latch bolt, because a strike frozen with rust makes a door that closes but will not lock, and on this island that pairing arrives together more often than not.

Art Deco buildings and what Miami Beach lets you change

South Beach holds one of the largest collections of 1920s to 1940s Art Deco and Mediterranean Revival buildings anywhere, and much of that stock sits within the city's historic districts. That has a direct consequence for doors: what the street can see is not purely the owner's decision. A street-facing entrance on a contributing building, its surround, its original hardware and sometimes its glazing may be governed by the city's preservation rules as well as by the association. Changing the look of one can require review. Repairing what is there almost never does, which is one reason we put so much effort into saving original doors here rather than talking people into new ones.

The older buildings also change the mechanics. Behind the plaster there is masonry, and a jamb fixed into that is being held by anchors, not by timber studs, so a sagging frame in a 1935 walk-up is repaired differently from one in a 1990s house. Interior doors inside these apartments are frequently narrow, thick and non-standard, and the original solid slabs are worth far more than anything we could hang in their place. Tight layouts add their own problem, where a bathroom door has been rubbing the tile for years and everyone has stopped noticing. Those are ordinary repairs and we are glad to do them. What we will not do is quietly modify something the building is required to preserve.

Towers, co-op boards and getting a toolbox into a Miami Beach building

Along Collins Avenue in 33140 and 33141 much of the housing is condominium or co-operative, some of it dating back decades, and access is a real part of the job. Management will typically ask for a vendor certificate of insurance on file, a reserved service-elevator slot and work inside approved hours, and in a co-op the board may want notice as well. Hand us the management office contact at booking and all of that is arranged ahead of time. It is not bureaucracy for its own sake — a crew turned away at the loading dock at nine in the morning costs you the appointment, not us the paperwork.

There is also a boundary to settle before any work on a unit's front entrance. In most of these buildings the corridor door and its frame are common property, often carrying a fire rating, and its label, its closer and its seals are the building's business rather than the resident's. We check that first and tell you what we find. Inside the unit the story is simpler: balcony and terrace doors that have gone stiff in their tracks, closet and bedroom doors that stick in the humidity, hardware pitted by the same salt air that is working on the outside of the building. Those are ours, and a single visit usually clears the lot.

Door Repair & Installation in Miami Beach — questions we get asked

How much is a door repair in Miami Beach, and what decides the number?

There is no list price on this page on purpose — a seized hinge set and a rotted sill look the same from six feet away and cost nothing like each other. You get a free written quote built from what we can see and confirm: the state of the hinges and their fixings, whether the strike and latch still engage, how much of the threshold and seal survives, and whether the building will require access paperwork. Photographs of the hinge side and the bottom of the frame, texted to (786) 788-8714, are usually enough for a firm answer without a visit.

How do I know I can trust the person coming into my Miami Beach apartment?

Because we check them before you have to. No one is dispatched to a resident's address without it. The business carries insurance, and since most buildings here demand a certificate before a vendor gets past the front desk, that document is usually already lodged with your management office by the time we arrive. You will be told who is coming. If anyone shows up who does not match that, ring us and keep the door shut.

My Miami Beach building is a co-op with a board. Will that hold this up?

It adds a step rather than a wall. Work inside your own unit generally needs only the usual vendor paperwork, elevator time and approved hours, all of which we handle directly with management. Anything touching the corridor door, its frame or the common hallway goes to the board, and that is their call to make, not ours to improvise around. Tell us at booking that the building is a co-op and we will ask the right questions early, because finding out on the morning of the appointment helps nobody.

The salt has wrecked my Miami Beach door. Is it repairable or finished?

Judge the slab, not the hardware. Corroded hinges, a frozen strike, a dead lock cylinder and a rotted sweep are all consumable parts and every one of them is replaceable on a door that is otherwise sound. What ends a door here is the slab itself: a skin lifting away from the core, a swollen bottom rail, or a steel leaf rusting through from the inside where it meets the threshold. When we see that, we will tell you the repair is not worth your money and hand the replacement to someone set up to permit it.

I rent a unit on Miami Beach. Will this leave marks the landlord objects to?

Adjustments, hinge work, a fresh threshold and new weatherstripping leave the door looking like itself, only working. Nothing is cut, and nothing new is bored into the leaf unless you have asked for a hardware change, in which case the original set is bagged and left with you. Do tell the owner or the management company beforehand. On this island the entry door of a rented unit frequently belongs to the building rather than to either of you, and a five-minute message clears that up long before your deposit is on the line.

Does anything about a door in Miami Beach need a permit or historic approval?

Repair almost never does. Adjusting a door, rebuilding or repairing its jamb, fitting a new threshold, sealing it and changing hardware are maintenance. Two things do cross the line: replacing an exterior door, which in this county means an impact-rated assembly and an inspection, and altering the appearance of a street-facing entrance on a building inside one of Miami Beach's historic districts, which can require review by the city. In both cases the work belongs to a licensed contractor and we will say so at the quote stage, not after starting.

Why does my door stick more in the summer?

Wood doors and frames absorb humidity and swell during Miami's rainy season, causing sticking that often eases up in drier months. We plane or adjust the door so it clears the frame year-round instead of only fixing it temporarily.

Can you fix a door that won't latch?

Yes — usually a misaligned strike plate or a settling frame. We adjust the plate position or the hinges so the latch catches cleanly again.
