The outdoor tap by a Hollywood door does more than water a garden — near the Broadwalk it is what rinses sand off feet, boards and dogs all day, and that constant use plus salt air finishes off handles, washers and anti-siphon caps long before the brass gives up. A Hollywood Beach job from a turnover window is the useful example. Rinse taps, sand and salt on Hollywood Beach
The tap nearest the door on the island leads a hard life. It is opened and closed many times a day, often by people who do not own the house, usually with a hose and nozzle left pressurised between uses, and it lives in air carrying salt off the Atlantic. That combination attacks in a predictable order: the perishable disc inside the vacuum breaker goes first and starts spitting on shut-off, the seat washer flattens next and leaves a drip, the packing around the stem dries and weeps, and the screw holding the handle corrodes until the handle turns without moving the stem. None of that means the fixture is finished.
Sand adds its own contribution. Grit finds its way into the hose thread at the nose, gets ground in as connectors are spun on and off, and eventually no washer will seal against a chewed thread. A brass hose adapter fitted over the damaged thread often solves that for a fraction of the effort of replacing the whole bib, and it is the sort of fix we would rather offer than a replacement nobody needed. I rent in Hollywood. Can the outside tap be sorted without going through the landlord?
Wear parts are fine — a new washer, a freed stem, a replacement anti-siphon cap. Those bring back what was already fitted and leave nothing behind that anyone could object to. Changing the fixture, or leaving a mark on the wall, is an alteration to somebody else's building and wants their written agreement first; in a rented condo the association usually wants a say too. It does, more than people expect. A hose left connected and full keeps pressure against the anti-siphon device between uses, and that constant load is what destroys the rubber inside it — which is why rental taps fail so much faster than the one at a private house down the same street. It also means any failure has a reservoir behind it rather than a trickle. A quick-release connector and a note asking guests to disconnect solves most of it, and it costs less than the repairs it prevents.
