The minute after an old toilet leaves the floor in Aventura
Everything that makes this job predictable or unpredictable is hidden under the pan until the pan is gone. The wax underneath is a single-use part; once it has been squashed flat under a hundred pounds of china for fifteen years it will never seal again, so a toilet that is unbolted for any reason at all gets a new one on the way back down. That much is certain before we arrive. What is not certain is the condition of the two bolts holding the pan to the floor.
Those bolts sit in a wet, mineral-heavy environment for the life of the fixture, and in a 1990s Aventura tower they have usually never been touched since the building was handed over. Asked to undo, a fair share of them simply shear off at the flange. That is normal, not a disaster, and a tech who does this regularly carries replacements and the tools to get a snapped stub out of a slot without damaging what it is threaded into. The problem only starts when the flange itself is the casualty.
So there are two ways this afternoon can go, and you are told which one you are in as soon as we can see the floor. Flange sound: new seal, new bolts, new supply line, the pan is set and levelled, nothing else is required. Flange cracked, sunk under a newer tile floor, or loose enough to rotate — the work stops there, your bathroom is left clean and the fault is written down in plain language for the plumber who has to cut it out. We would rather have that conversation with the old pan sitting on a sheet of cardboard than after a new one is already bolted onto something that will not hold.
Bringing a pan up and carrying one down an Aventura tower
Buildings along Biscayne Boulevard and the Intracoastal run on scheduling. Management normally wants an insurance certificate on file, a reserved service elevator, entry through the loading dock rather than the lobby, and work kept inside permitted hours. None of it is hard, but all of it has lead time, which is why it is arranged in advance instead of being negotiated with a front desk at nine in the morning. The new carton goes up and the old fixture comes down inside the same booked window wherever possible.
Weight is the part people underestimate. A two-piece unit splits into a tank and a bowl that one person can manage. A one-piece pan does not split, and moving one out of a bathroom, along a corridor and into a lift is a two-person job — attempting it single-handed is how a corridor wall gets gouged and a foot gets broken. Before it travels, the trap is sponged dry and the base is bagged, because a toilet that looks empty is not, and what runs out of it in a shared hallway is not water.
Shutting off is usually undramatic. Nearly every unit has its own small valve on the wall behind the pan, so the riser is never involved. What the valve actually does when it is closed is a separate matter: many of them have sat in one position for twenty years and will either close cleanly, close and keep weeping, or start passing water around the stem. The first is what we hope for, the second is workable with the line controlled, and the third turns a fixture swap into a valve replacement, which is a plumbing job on a stacked building's water and not something we improvise twenty floors up.
Ojus and Skylake share the Aventura zip and little else
West of the towers, 33180 turns into houses and low-rise condos in Ojus and Skylake, and a toilet replacement there barely resembles the high-rise version. There is a shutoff of your own out by the meter, no dock to book, and the old unit goes out to the kerb or into the truck rather than through a shared lobby. Nobody needs to be told the building's rules because there are none.
The trade-off is age. Plenty of these houses were plumbed long before the twelve-inch rough-in became the default, and the older boxed pans that came with them sat closer to the wall than anything on a shelf at Lowe's today. That is exactly why the measurement matters before the purchase, not after: a pan bought for the wrong offset either will not reach the floor bolts or will stand off the wall by a visible gap behind the tank. We would rather tell you the number over the phone than watch you return a hundred-pound box.
Townhomes near the golf course and the Intracoastal fall between the two worlds. You generally have your own shutoff but share a wall and an association with the neighbours, so we treat them like small buildings: ask what the association wants in writing, keep the loud part short, protect the walkway the old unit is carried over, and take the fixture away with us so it is never sitting outside a front door.

Water is shut at your own valve behind the pan, so the building riser is not touched and your neighbours never know the job happened.
We already bought the toilet. What if it turns out not to fit the Aventura bathroom?
That is why the measurement and a couple of photos come first. Three things stop a bought pan going in: the rough-in distance from the wall does not match, an elongated bowl leaves too little clearance to the vanity or the door swing, or the base footprint is smaller than the old one and exposes an unfinished patch of floor. All three are visible before delivery day. If a box has already arrived and the numbers are wrong, we will tell you straight away so it can go back unopened rather than after it has been unpacked in a lift lobby.
I rent in Aventura. What does the landlord need to agree to before the toilet is changed?
Something in writing, even a one-line email, naming which unit is going in and who is paying for it. Owners here care about two things: that the fixture is at least the standard the lease implies, and that nobody has been improvising on the plumbing of a stacked building. We are putting three new toilets into one Aventura unit. Can that be one visit?
