What painting a condo unit in Aventura actually involves

In an Aventura tower the painting is bracketed by the building's procedures on both ends. Management typically wants a vendor certificate of insurance on file before anyone carries a can through the lobby, a reserved service elevator with a stated window, use of the loading dock rather than the front entrance, and drilling or sanding kept inside permitted hours. Shared lobbies and hallways have to be protected on the way in and left the way we found them, so elevator pads, corridor runners and a taped path from the lift to your door are part of the estimate, not an afterthought.

Inside the unit, the difference from a house is air. A sealed high-rise apartment with the air conditioning recirculating does not clear odour the way a house with openable windows does, and neighbours share that air through corridors and risers. We plan around it: low-odour, low-VOC products where the finish allows, work sequenced so the rooms you sleep in are done first and given the longest to cure, and the AC left running rather than shut off, because paint cures badly in still Aventura humidity. If you are away for the season and a manager is letting us in, you get photographs at the end of each day.

Be clear about this before you book, because it saves an awkward conversation later: in a condominium the building envelope is almost never yours to repaint. Corridors, stairwells, the tower's painted exterior, and in most Aventura associations the balcony ceiling, the balcony's outer face and the railings are common elements the association maintains on its own schedule and to its own colour. A unit owner who repaints them independently usually ends up repainting them again, in the association's colour, at their own cost.

What is normally yours is everything inside the unit line — walls, ceilings, closets, interior doors and trim, and the inside face of the balcony wall where the association's rules allow it. In Ojus and Skylake the single-family houses and low-rise condos come with their own exterior walls, their own driveways to stage from and no service elevator to book, which means an exterior repaint here is a real possibility rather than an association matter. It also means the prep is different: stucco over concrete block wants a masonry primer and any hairline cracking cut out and filled first, where the drywall inside a tower unit wants nothing more than a light sand and a spot-prime.

Timing matters more outside than in. South Florida's rainy season runs May through October, and an afternoon storm that arrives before a coat has skinned over will mark it, so exterior work in Ojus and Skylake gets scheduled around the forecast in morning blocks and we will move a day rather than gamble a wall. Interiors are indifferent to the weather, which is why interior work fills the wet months and exteriors cluster in the drier half of the year.

Anything on these houses that legally requires a licensed trade — rewiring a fixture we take down, replacing a window we mask around — goes to a licensed pro. We are insured painters and handymen, and we say so plainly rather than blurring the line.

Ojus and Skylake are worth naming on their own, because people outside 33180 tend to assume Aventura is nothing but towers. Ojus is the older of the two, an everyday neighbourhood of single-family houses and low-rise condominiums west of Biscayne Boulevard; Skylake sits beside it with much the same stock. Neither has a front desk, a loading dock or a service elevator, and neither has a tower association deciding the colour of an outside wall — in Ojus and Skylake the exterior is genuinely the homeowner's, which is why almost all of our exterior work in 33180 happens there rather than in Aventura proper.

The townhome enclaves around the golf course and the Intracoastal sit between the two worlds. You have your own front door, your own walls and no elevator to book, but usually an association above you holding an approved palette, so the colour goes into the estimate by manufacturer and code and waits for a decision before anything is bought. Ask the enclave's office whether the exterior is maintained by the association before you ask us to price it — in some Aventura enclaves it is, and in others it is not.

If management only releases certain windows, tell us which and we build the schedule around them instead of asking you to negotiate on our behalf.

There is a brown stain on my Aventura ceiling from the AC condensate line. Can you just paint over it?

Not straight over it, no. In a high-rise the condensate line clogging in the summer humidity is a common cause of ceiling staining, and two things have to happen in order. First the leak has to be dealt with, and if it is still active or the source is inside the building's shared system, that is your building's plumber or HVAC contractor, not us. Once it is dry and settled, we spot-prime the stain with a stain-blocking primer so the tannin cannot bleed back through, then repaint the ceiling to a break so the patch does not read as a patch. A finish coat straight onto a wet or unprimed stain will ghost through within weeks, and we would rather say that than sell you the quick version twice.
