Old tile, cast iron and plaster: older-house bathrooms

Remodeling an older house is less predictable than a newer one, and we say so up front. The estimate covers what we can see in your photos, and we name the likely unknowns: what the subfloor looks like under the tile, whether the tub drain is cast iron, how flat the plaster walls are. When the walls come down, we send you photos of what we find before anything changes in scope or price.
Plaster and old block walls are not as forgiving as modern drywall, so new tile often needs a flattened surface or new backer board to sit straight. Window walls in the shower get special attention: we waterproof around the opening, and many owners choose to make the window smaller or move the shower so water stops hitting the sill. Changes to the window opening are permitted work.

Rental bathrooms often arrive with deferred problems: a running toilet, a loose vanity, soft drywall behind the tub, failed caulk and an exhaust fan that stopped working long ago. Fixing those during a remodel is simpler than chasing them one service call at a time. Our estimate lists the repairs separately from the upgrades, so you can choose what to do now and what can wait.
If the property is in a condo building, the association rules apply to you as the owner, including approval forms and insurance certificates. We prepare our part of that paperwork. For single-family rentals, we coordinate access with you or your property manager, use a lockbox if you have one, and leave the unit secured and clean at the end of every workday.

Yes. Most associations ask for a description of the work, a certificate of insurance and a schedule within their allowed hours, and many require sound-rated underlayment under new hard flooring. Send your association's renovation rules along with your photos so the estimate reflects them.
I own a rental. Can you work between tenants?
Yes. Send the move-out date, photos and what you want done, and we plan materials ahead so the bathroom can be ready for the next tenant. Durable, easy-to-replace finishes cut down on future service calls. If a tenant is still living there, give notice as your lease and local rules require, and we schedule the work around them.
What is not included in a bathroom remodel?
We do not fabricate stone countertops; a stone shop makes them and we coordinate the template and install. Permitted plumbing, electrical and layout changes go through our general contractor partner rather than our own crew. We also do not do large-scale mold remediation, which needs a specialist. Anything outside the written scope is discussed and agreed before it happens, never added quietly.
What happens to the old tub, tile and debris?
Demolition debris is part of the job. We bag or haul it away, follow any condo or HOA rules about where it can be staged, and use the service elevator or loading dock in buildings that require it. At the end of each day the work area is swept, and at the end of the job we clean the bathroom so it is ready to use.
Can we keep living in the house during the remodel?
Usually, yes. We contain dust at the bathroom door, protect the floors along our path and clean up at the end of each day. The main question is whether you have another working bathroom. If it is the only one, we plan the toilet reset early and tell you in the schedule which stretches you will be without a shower, so you can plan around them.
