Toilet Installation and Flange Height in Plantation Bathrooms

Comfort-height toilet install Miami →

A wobbly or constantly-running toilet is usually a worn wax ring, a cracked flange, or a unit simply past its service life. We pull the old toilet, inspect the flange and shutoff valve, and set the new one level and sealed so it does not rock, leak, or run.

In a Plantation house the floor is usually older than anything else in the bathroom, and when a new one goes down on top of it the toilet is the fixture that pays for it. Tile laid over original terrazzo or over a previous tile job lifts the finished surface by the thickness of the tile plus its bed, while the flange the pan bolts down onto stays at the level the slab was poured to. Set a toilet on that and it seals for a while, then rocks, then leaks quietly along the base. An extender collar fastened and sealed onto the original flange brings the bolt slots back up level with the new floor, and that is the fix - not a doubled wax ring, which is where most of these jobs go wrong. Sequence beats speed every time: floor first, toilets after, and if the house has two or three of them they come back in the same visit, on one shut-off, with the old units leaving together. Ring (786) 788-8714 and give us the tiler's finishing date rather than a preferred day, and we build the visit around it. A pan bedded true on a flange that is sound, a collar to correct its height, a fresh seal, new bolts, a stop that actually shuts and a tail that does not weep: ours. We are a handyman company, not a plumbing contractor - a flange that has to come out of the concrete, a drain that needs relocating, cast-iron waste of the kind these older streets still have, or anything an inspector has to sign is handed to a licensed plumber.

We cover both Plantation ZIP codes and they are not the same place. 33317 runs across part of the City of Plantation and the unincorporated Broadview Park pocket beside it, and the houses are modest ranch-style homes built mostly between the 1950s and the 1970s, with the original terrazzo, older panels and aging plumbing that go with that era. 33324 is central Plantation, quieter and a little later - 1970s and 1980s single-family homes around Jacaranda, plus townhomes, villas and golf-course and gated communities.

Both halves are producing the same job for us at the moment, for the same reason. Owners of a house that has stood for fifty years are covering the old floor rather than demolishing it, because breaking up terrazzo or a well-bonded tile bed is expensive, dusty work nobody wants. Covering is the sensible choice. It just means that on the day the toilets go back, the flange is sitting lower than it has ever sat, and the fixture has to be adapted to the floor instead of the other way around.

Tiling over terrazzo: what it does to a Plantation flange

Terrazzo floors in these houses were poured as part of the original construction, with the closet flange set to finish flush with them. Fifty years later the terrazzo is either cherished or covered, and covering wins in most bathrooms. Porcelain over terrazzo is the deepest build-up we see - the tile itself plus the mortar needed to bond to a hard, polished surface - and it can leave a flange well below the new floor. That is far past anything a wax seal is shaped to bridge, whatever the box says.

The correction is a collar built up on the old flange, mechanically fixed and sealed, so the pan lands on a proper seat at the new height. Thinner coverings behave differently: sheet vinyl or a floating plank floor adds very little, and a heavier seal may genuinely be enough. The judgment has to be made at each flange with the old pan lifted, not guessed from the doorway, because guessing high wastes a part and guessing low costs you the whole job again in two months.

Old valves and old flanges in a Plantation ranch

There is a second thing that only happens in houses of this age, and it is worth saying before the day rather than during it. The angle stop feeding a toilet in a 1950s or 1960s bathroom may not have been turned in decades. Ask it to close now and a proportion of them will not, or will close and then weep afterwards. Replacing an angle stop on an existing stub is small, ordinary handyman work and we carry the parts, so it is a ten-minute detour rather than a second appointment.

The flange itself can also be past adapting. On older installations the ears that hold the closet bolts corrode or snap, and a flange that is loose in the slab or broken through cannot be built up - it has to be cut out and replaced, and that means opening concrete. That is where we stop and a licensed plumber takes over, and you hear it as soon as the old pan is lifted rather than after we have committed you to a day of work we cannot finish.

Two or three bathrooms, one interruption, in a Plantation house

A three-bedroom ranch here typically has two toilets, and a house in the 33324 communities often has three. When the flooring runs through the whole house they all come out and all go back, and doing that in one appointment is the difference between an afternoon and three separate mornings. Water off once, every old unit carried out to the vehicle in one run, new pans set from the far bathroom back toward the door, then all of them filled and watched under load before anyone packs up.

What we need before the van is loaded is a photograph of each base and each shut-off valve, plus the model of whatever you have bought. Older Plantation bathrooms sometimes have an unusual rough-in measurement - the distance from the wall to the centre of the flange - and a modern pan that assumes the standard distance will not land properly. Two minutes with a tape and a phone on your side prevents the commonest disappointment in this city, which is a technician arriving with everything except the one part the house actually needed.

Toilet Installation & Repair in Plantation — questions we get asked

What decides the cost of replacing the toilets in a Plantation house?

A free written estimate, given before anything is dismantled, with a separate line for each bathroom. What moves it is not the brand of the pan but the condition of what it sits on: whether the flange takes a collar or is sound as it is, whether the angle stop still closes, and whether the rough-in measurement matches what you have bought. Whatever you carried home from the store yourself is itemised on its own, away from our materials. Two or three units done in one visit cost noticeably less between them than the same units done separately.

My Plantation floor is brand new. How do I know it will survive the installation?

You get one technician, named at the time we confirm, and checked out long before he was ever sent to a customer's address. The route from the door to each bathroom is boarded out before any packaging is cut, and no porcelain touches a new floor unprotected at any point - a pan set down carelessly will crack a tile, which is why it never gets set down anywhere it has not been covered. The old units leave the property with us rather than sitting on your driveway. If something is marked, you hear it there and then with a photo, and we deal with it.

Do the gated communities in Plantation make this complicated?

Rarely. Nothing about a toilet is visible from outside the house, so the architectural side of an association has no reason to be involved at all. What the gated and golf-course communities in 33324 do want is to know who is coming: the name of the technician and the plate of the van handed to the gate in advance, and work kept inside the community's normal hours. Tell us the neighbourhood and who manages it when you book, it is arranged ahead of the day, and nobody spends twenty minutes at a barrier.

The flooring crew finishes my Plantation bathroom on Thursday. Can the toilet go back Thursday evening?

Honestly, usually not. Grout wants time before a heavy fixture is bolted down on it, and most installers will tell you the next day. Ask yours directly and pass the answer to us, because it is their timeline that governs, not our diary. Setting a pan onto grout that is still soft means it beds unevenly, and an unevenly bedded pan is a pan that rocks and a seal that fails. We would rather come Friday to a job that lasts than Thursday to one that has to be redone.

I rent a house in Plantation. Should I be the one calling you?

You can, but it is smoother if the owner or the management company does, and a good share of our work in this city is booked that way. The fixture belongs to whoever owns the house, so the estimate and the bill should land there, while the visit is arranged around the people actually living in it. A like-for-like swap leaves nothing behind to dispute - same bolt holes, same supply line, same footprint - and the old unit goes away with us instead of ending up in the yard.

We are in Broadview Park rather than the City of Plantation. Does that change anything?

Not for the work itself. Broadview Park is an unincorporated pocket of Broward County rather than part of the city, but swapping one toilet for another on the drain that is already there is a fixture replacement either way, and nobody's building department is interested. Where the line matters is if the job turns out to need a permit - a flange cut out of the slab, or a drain moved - because then a licensed plumber files with the county rather than with the city, and knowing which one you are in saves a wasted phone call.

My toilet rocks side to side — is that just the wax ring?

Rocking is usually a shimming or flange-height issue rather than the wax ring itself, though a failed ring often comes with it. We check both and fix the actual cause instead of just re-caulking around a wobble.

Do you supply the toilet, or do I buy it?

You can buy your own model, or we can pick one up at cost. Standard two-piece toilets are the most common; let us know if you want a one-piece or comfort-height model.
