A wobbly or constantly-running toilet is usually a worn wax ring, a cracked flange, or a unit simply past its service life. We pull the old toilet, inspect the flange and shutoff valve, and set the new one level and sealed so it does not rock, leak, or run.

In a Brickell tower the hard part of a toilet replacement is not the plumbing, it is the logistics of two heavy objects crossing a building full of other people. A boxed fixture has to come up, an old one has to go down, and both movements have to happen inside a freight window that management controls. Add the fact that a one-piece pan cannot be split into carryable halves and weighs as much as a person can safely manage on a good day, and you understand why we plan the route before we plan the plumbing. The plumbing itself is decided in a minute, once the old unit is off and the flange is visible.

First question from us is always about the carton rather than the calendar. Which model did you order, has it been delivered to the unit or is it still at the front desk, is it a one-piece or a tank-and-bowl, and did anybody check how far the drain sits from the finished wall before the order went in. Send the answers with a photo of the existing toilet to (786) 788-8714; the reply will tell you what the visit needs — including whether your building's freight booking has to happen first.

Scope, plainly. Gold Hands is a handyman outfit. We take out old toilets and fit new ones where the flange in the floor is sound, renewing the wax seal, the hold-down hardware and the supply connector as a matter of course, and we re-seat pans that rock or leak at the base because they were set badly. We do not cut out failed flanges, relocate drains, open up cast-iron stacks, chase blockages beyond the trap, or touch anything requiring a plumbing permit. That work goes to a plumber who holds the licence for it, and we hand it over the moment we see it rather than discovering a reason to carry on.

Getting an old toilet out of a Brickell tower

A used fixture is not something that can be carried casually through a residential building. Before it moves, the water in the trap and the tank is sponged out — a pan that appears empty is not, and what drips from one in a lift is not a spill anybody wants to explain. Then it is bagged, put on a dolly where the route allows, and taken out through the service entrance the building specifies rather than the lobby people are sitting in.

Freight windows are the constraint that shapes the day. Management typically hands out a block of time on the service elevator, sometimes two hours, sometimes a morning, and everything heavy has to fit inside it: the new carton coming up, the tools, and the old fixture going down. That is why we ask early whether the delivery already made it to your door. A toilet still sitting in the loading dock when our window opens costs you the window.

Protection in the shared parts of the building is not optional either. Corridor carpet, lift interiors and lobby floors all belong to the association, and damage to any of them lands on the resident. Coverings go down along the route before the heavy part starts, and the pan travels over them rather than beside them. It sounds fussy right up until the first time someone drags a fixture across a hallway.

One-piece pans and two people on a Brickell job

A conventional toilet is a tank and a bowl bolted together, and one person can move each half comfortably. A one-piece unit is a single moulding that does not come apart, and moving it out of a bathroom and along a corridor is a genuine two-person lift. That is not caution for its own sake; it is the difference between a clean removal and a cracked fixture, a damaged door frame or an injury in somebody else's building.

Weight also decides how the new unit gets unpacked. A one-piece is inspected in the room it will live in, not in the hallway, because carrying an unwrapped fixture is much riskier than carrying a boxed one and a hairline crack from the factory is far easier to see under bathroom light than in a corridor. We look it over before the old one comes out, so that if it arrived damaged you still have a working toilet while the replacement is arranged.

Shutting the water for the job is nearly always local to your apartment. The small valve behind the pan isolates the fixture and the riser is never involved — which matters in 33131, where taking down a riser means coordinating a whole line of apartments. If that valve is seized or keeps passing after it is closed, the job changes character: replacing it is plumbing work on the building's supply and belongs to a licensed plumber and your management office, not to us.

The Roads shares a Brickell zip with a ninety-year-old bathroom

Cross into 33129 and the diagonal streets of The Roads and the whole exercise inverts. No dock, no lift, no booking — a driveway, your own shutoff, and a house that may have been built in the 1920s. What replaces the logistics is archaeology: original bathrooms here can have pre-war offsets, cast-iron flanges, and hold-down bolts that have been in place since before the war rather than since the last renovation.

Half-baths tucked under a stair or added to a rear porch in these houses are the ones to photograph before you buy anything. They are often tight enough that an elongated bowl will not leave usable floor in front of it, and they sometimes sit on plumbing that was altered decades ago in a way nobody documented. Ten minutes with a tape and a torch before the order goes in is worth more than any advice we can give afterwards.

Toward Little Havana in 33130, the walk-up apartments from the 1950s split the difference: no service elevator to book, but a narrow stair and a landing turn that a one-piece pan has to negotiate, and neighbours close enough that the noisy part of the work is best kept short. Older buildings there often have multi-turn valves behind the pan that have not been closed in decades, which is the first thing we test and the most common reason a simple swap turns into a call to a plumber.

Toilet Installation & Repair in Brickell — questions we get asked

Why can you not give me a price for a Brickell toilet installation over the phone?

Because half the cost of a tower job is access and none of it is visible from a phone call. How many fixtures, one-piece or two-piece, which floor, whether a freight window and a certificate are needed, how far the route runs from the door to the service lift, and whether the hardware under the existing pan is going to undo or have to be cut. We look, then you get a free itemised written estimate and decide from there.

Who is coming into my Brickell apartment, and what if the corridor or the tile gets damaged?

A technician, registered with your front desk under the name we give them in advance. Floor covering goes down inside the bathroom and along the route used for carrying, and the old fixture never touches bare tile or shared carpet. If something is damaged anyway — a chipped tile, a scratched lift panel, a scuffed wall — the same day, in writing, you and — where the building is involved — management are told what happened and what we will do.

Our Brickell building gives contractors a two-hour loading-dock window. Is that enough?

For a straightforward swap of one or two fixtures, generally yes, provided the new units are already in the apartment when the window opens. The heavy movements are what the window is for: the old pans going down and any packaging coming out. Tell us the length of the window when you book and we will tell you honestly whether what you are asking for fits inside it or needs two bookings.

The toilet is already delivered to our Brickell unit. What if it turns out to be the wrong one?

Better found boxed than bolted. A bought fixture fails to fit for one of three reasons: the rough-in distance does not match the drain position, an elongated bowl leaves too little clearance in front in a compact bathroom, or the new base is narrower than the old one and leaves an uncovered ring on the floor. Send photos and the wall-to-bolt measurement before delivery day, or at the latest before it is unwrapped, and the exchange stays simple.

I rent in Brickell. What do I need from the owner before the toilet is replaced?

Written permission naming the model and stating who pays, plus a check on whether the association wants notice of work in the unit — in a building this dense they usually do. Our estimate forwards straight to an owner or a property manager. Afterwards you get photographs of the completed installation and a note of anything we saw and deliberately did not touch, which is exactly the record that keeps a deposit conversation short.

We are replacing toilets in a Brickell unit that is rented out. Can it be done between tenants?

That is the easiest version of this job and the one we would push you toward. An empty apartment means no outage to work around, the whole freight window can be used for carrying, and both bathrooms can be done in one visit rather than staged. Give us the turnover dates and the building's contractor hours and we will fit the work into the gap, then send the photo record straight to whoever manages the unit.

My toilet rocks side to side — is that just the wax ring?

Rocking is usually a shimming or flange-height issue rather than the wax ring itself, though a failed ring often comes with it. We check both and fix the actual cause instead of just re-caulking around a wobble.

Do you supply the toilet, or do I buy it?

You can buy your own model, or we can pick one up at cost. Standard two-piece toilets are the most common; let us know if you want a one-piece or comfort-height model.
