Hanging a single picture is easy; hanging a gallery wall so it is level, evenly spaced, and at the right eye-line takes more than a hammer and a nail. We hang everything from a single mirror to a full gallery wall, using proper anchors for the weight and wall type so nothing shifts or falls.

In Brickell the wall behind your art is almost never what it looks like. A tower apartment is a poured concrete shell with light metal-stud partitions dividing it up, so the wall by the window may take a masonry anchor and a hammer drill while the wall behind the sofa needs a load-rated toggle or a cleat spanning two studs, because metal studs will not hold a screw the way timber does. Cross into The Roads or east toward Little Havana and you meet plaster from the 1920s to the 1950s, which cracks if it is drilled fast and behaves perfectly if it is started slowly. The wall is identified before anything is priced; what follows is written, costs nothing, and lists the anchors by name.

Three things to (786) 788-8714 and most of a Brickell job is already understood: the wall, what is going on it, and the size of the biggest piece. The building name is the fourth, and in this ZIP it matters as much as the drill does — the certificate of insurance, the service elevator and the hours in which drilling is permitted are part of the work rather than around it. That insurance is ours, and the paperwork reaches your management office days ahead of the date, not on the morning of the visit.

Most of what goes up here belongs to people who cannot drill freely. A common 33131 booking is a large woven tapestry over a bed in a rented apartment, with nothing on the back to hang it by, so a batten is made to fit it and the wall takes two considered fixings instead of a row of hopeful ones. Whatever else is propped against the skirting goes up in the same hour, because a tower visit is a booked elevator slot and you only get one of those.

What a Brickell tower wall is made of, and why it decides everything

Brickell is Miami's densest run of high-rise condominiums, and inside almost all of them the same logic applies. The structure is concrete: slabs, columns and usually the walls between apartments. The internal layout is built afterwards out of light-gauge metal studs faced with plasterboard. From the inside both look identical under paint, and they behave nothing alike. Concrete takes a masonry bit, a hammer drill and a rated sleeve or wedge anchor, and once that is in, it will carry far more than the art will ever weigh. A metal stud is a thin folded channel — a screw into it holds a picture perfectly well and will not be trusted with a heavy mirror. Heavy work there goes onto toggles rated for the load, or onto a cleat that crosses two studs so the weight is shared.

Getting into the building is the other half of the job and it runs the same way across 33131. Management asks for a vendor certificate, a booked service elevator and loading dock window, front-desk sign-in and drilling kept inside quiet hours. We ask for the building name when you book, lodge the certificate, and request the window ourselves. Everything travels up in one elevator movement — ladder, drill, dust extraction, cleats, cloths, art — because a crew sent back to the dock mid-visit has burned the slot, and in a Brickell tower a burned slot is another appointment on another day.

Then there is the dust. Drilling concrete throws a fine grey powder that finds pale rugs and light stone and does not brush out politely. Floors and furniture get covered before a box is opened and holes are drilled with a vacuum held at the bit. If you have light flooring or a rug you care about, say so when you book and the protection is on the van before we leave.

The Roads and Little Havana East: century-old plaster in 33129 and 33130

West and south of the towers the ZIPs change completely. The Roads was laid out in the 1920s on its diagonal streets, and its houses — from the 1920s through the 1950s — are plaster-walled, often over timber lath, under a heavy tree canopy. Toward Calle Ocho the housing shifts again to 1950s walk-up apartments and small houses with the same plaster and the same worn fittings. Plaster is the surface that most often turns a picture-hanging job into a patch-and-paint job, and it is entirely avoidable. Hammer mode and a blunt bit produce a spreading star of cracks. The hammer switched off, the right bit and a slow start produce a clean hole.

Behind the plaster is the question that matters. There may be timber lath and a stud, in which case a heavy mirror can go straight onto structure and stay there for decades. There may be a block wall, in which case it is masonry work. There may be furring battens over block with an air gap, which is the wall that quietly fails: the screw bites into a thin batten, feels convincing, and eventually pulls through. On anything with real weight we probe before we commit, and we would rather find out on the first hole than on the floor.

These older homes get the whole range of the job as well. Gallery walls up a stair. Long hallways wanting evenly spaced frames, which is measurement rather than eye. Mirrors over mantels in rooms where the mantel is original and nobody wants a mistake in it. Curtain rods into old timber that splits if it is not pre-drilled. We work to keep the house intact, because a 1920s wall that gets repaired badly stays repaired badly.

Renters, turnovers and mirrors in Brickell apartments

Brickell turns over faster than almost anywhere in Miami, and a large share of what we hang here is hung by somebody who knows they will be taking it down. That changes the brief and we treat it as a brief. Each piece gets the least invasive fixing that will honestly hold it, the arrangement is planned so the wall takes as few holes as possible, and large unframed pieces, prints and tapestries — the things renters actually own — go up in ways that leave very little behind. When the lease ends, filling and touching up is a short visit and usually cheaper than what comes off a deposit.

Mirrors are where honesty matters most. A heavy mirror does not become lighter because the apartment is rented, so it still gets a fixing that can carry it. Removing what is already on the wall is the other surprise: a mirror bolted through the wall comes away cleanly and leaves holes to fill, while a mirror bedded in mastic — which is how most builder-fitted vanity mirrors went up — takes the face of the plasterboard with it and sometimes a strip of tile. We tell you which one we expect before the quote is written, and making the wall good afterwards sits inside that quote.

One boundary stays fixed in every Brickell apartment we work in. Hanging, mounting, cleats, anchors, cutting a cabinet in level, making good after a removal — that is our work and we are insured for it. A lighted medicine cabinet or an illuminated mirror needing a supply behind it hands the electrical connection to a licensed electrician, and anything that requires a permit goes to the licensed trade that pulls it. We finish everything up to that line and name it plainly rather than improvising past it.

Picture & Mirror Hanging in Brickell — questions we get asked

What will hanging my art in Brickell cost?

You get a written quote at no charge rather than a number over the phone, because the wall is what sets the work and no one can see it down a telephone line. In a tower the building belongs in the sum too: one elevator window means everything goes up in a single movement, which is cheaper than two visits and has to be planned that way from the start. Photos, sizes and the building name at (786) 788-8714 usually produce the quote without anyone driving out, priced as one booking with the anchors named.

Who is coming into my apartment, and what does my Brickell front desk need from you?

A Gold Hands crew, covered by the insurance the company holds, named to your building in advance so the desk can clear them. We supply the certificate of insurance the management office keeps on file, cover floors before anything is unpacked, extract dust at the drill rather than sweeping concrete powder off your rug afterwards, and send you photographs of the finished walls.

My Brickell building only allows drilling in certain hours and wants the service elevator booked. Can you work with that?

That is the normal way we work in 33131. Give us the building and whoever manages it; the certificate is lodged, the elevator and loading-dock window are requested, and the loud part of the visit is planned inside the association's permitted hours. Where your office only releases particular windows, say which ones and the appointment is built around them rather than against them.

Can a heavy mirror go on a Brickell condo wall, or will it pull out?

It depends entirely on which wall, which is why we check before agreeing. Concrete will take it comfortably with a hammer drill and rated masonry anchors. A metal-stud partition will not take a heavy mirror on ordinary screws, so it goes on load-rated toggles or on a cleat spanning two studs so no single fixing carries the weight. Over a fireplace we look at the depth and the heat as well. If the wall genuinely cannot hold the piece we will say so before it is on it.

I rent in Brickell. What happens to the wall when I move out?

Say so when you book and the whole plan changes. The layout is set to keep holes to a minimum, each piece takes the lightest fixing that will safely carry it, and unframed pieces and tapestries can often go up with almost nothing left in the wall. Heavy pieces are honest exceptions and we will point them out. At the end of the lease, filling and touching up the marks is a quick return visit.

We are on a high floor in Brickell with sliders open to the bay. Does the salt air matter for fixings?

It does, more than people expect at that height. Air off Biscayne Bay is hard on balcony hardware and on anything metal near a door that spends the year open. Old brackets and mirror clips that come off a wall here get inspected rather than put back on trust, and pieces going on a balcony-facing wall or a covered terrace get corrosion-resistant fixings. It is a detail in the quote and it decides whether a mirror stays put or quietly loosens.

Can you hang a gallery wall so everything is spaced evenly?

Yes — we lay out the arrangement with paper templates or laser measuring before drilling a single hole, so spacing and alignment are right the first time.

How do you hang a heavy mirror safely?

For anything over about 25-30 lbs, we typically use a French cleat or heavy-duty toggle anchors rather than a single hook, so the weight is distributed and secure.
