Brickell towers: hanging a barn door on a metal-stud partition

Brickell apartments are built as a concrete structure with lightweight interior partitions dropped in, and a barn-door track has no business touching drywall. The fasteners have to find the steel studs, and because the studs sit where the builder put them and not where your opening wants them, the working answer is a header board spanning two or more, screwed into the studs and levelled along its full run. The track then mounts to the board. Skip that step and the first hard slide pulls the whole thing out of the wall with a piece of the wall attached.

There is a second thing to look for before anything is opened. Some partitions in these towers are furred out over a concrete or block face, and the strips behind the drywall are shallow, narrow and were never intended to carry a hanging load. That is a different fixing problem and sometimes a different door recommendation entirely. It takes a stud finder and a small test hole to establish, and it is the single most useful ten minutes of the visit.

Building procedure decides the rest of the day. A Brickell management office usually wants a certificate of insurance on file, a booked service elevator and dock window, the front desk signed in at properly, hallways and lift interiors protected, and drilling kept inside permitted hours. If the original casing and hardware are staying, they set the terms and the new door is made to suit them.
