Gold Hands offers tile installation in South Miami, FL — new floors, tub surrounds, walk-in showers with proper waterproofing, kitchen backsplashes and grout work for homes and condos across Miami-Dade County. Pricing is per project, never a guess over the phone: you text or WhatsApp photos and measurements, and we send back a free written estimate based on what we see.

In South Miami we see a lot of floors where owners want to replace dated tile or carpet with large-format porcelain, and a lot of bathrooms where only the shower needs to be redone. Large tiles need a flat floor, so leveling is often part of the job. Showers need the old tile removed down to the backing so the waterproofing can be checked or replaced, not just covered over with something new.

The easiest way to begin is a message to (786) 788-8714, by text or WhatsApp. Send the room size, a photo of the floor taken standing up, and a photo of every doorway, because thresholds and transitions to wood or carpet affect the plan. If you already bought tile, photograph the label on the box. Our team speaks Spanish, so write in whichever language is easier for you.

Retiling a mid-century house the right way

South Miami is leafy and mostly single-family: mid-century ranch homes on generous lots under mature canopy, alongside renovated houses and newer custom builds.

Older houses in South Miami, especially around High Pines and Ponce-Davis, often hide terrazzo under carpet or a later layer of tile. Before tearing anything out, it is worth checking: terrazzo in good condition can sometimes be restored by a terrazzo specialist instead of covered, and tiling over it takes specific prep. Send us a photo of a closet corner or a lifted edge where the original floor may show, and we tell you what we think is underneath.

Original bathrooms in these houses were often built with a thick mortar bed behind the wall tile and under the floor. That construction is solid but heavy, and removing it reveals what the walls are really made of: plaster on lath, concrete block or old framing. We plan for the extra demolition and haul-away it creates, and we rebuild the walls with backer board and a waterproofing membrane before retiling.

The scope of a tile job with Gold Hands

Here is the work we take on, from a single replaced tile to a full floor or shower, in porcelain, ceramic and natural stone.

Floors and showers in concrete-block houses

The concrete-block houses and townhomes common in South Miami usually have tile laid directly on a slab, which is a good base. The request we see most often is replacing a dated floor across the living room, kitchen and hallways in one continuous run, so there are no transitions between rooms. That kind of job is mostly removal, leveling and careful layout down long hallways.

Slabs in these houses can have hairline shrinkage cracks, and some of them telegraph through tile over time as cracked grout lines or cracked tiles running in a straight path. Where we find them, we put a crack isolation membrane under the new tile in that area. It is a small extra step that keeps the same crack from reappearing in the new floor.

Our tile process, step by step

  1. Estimate from photos: you text or WhatsApp (786) 788-8714 with pictures of the area and rough measurements. We review them and send a free per-project estimate, with prep, waterproofing and tile setting listed separately.
  2. Scope and schedule in writing: once you approve, we confirm the tile, grout color, layout and start date in writing, along with who supplies which materials and what happens if we find damage underneath.
  3. Permits where required: most tile replacement stays on the finish surfaces. If the job turns into moving plumbing or structural work, we tell you before quoting, and that part goes through our general contractor partner and the City of South Miami building department (or Miami-Dade County for unincorporated pockets such as High Pines and Ponce-Davis).
  4. The work: we protect floors and furniture, remove the old tile, repair and level the surface, waterproof wet areas, then set tile on a planned layout, grout it, and caulk every change of plane.
  5. Final walkthrough: we walk the finished area with you, check for loose or uneven tiles, clean up, and send a photo report that includes the waterproofing stage before it was covered.

Timing: what makes tile work short or long

What we find under the old tile also matters. A sound slab or dry backer board lets us move straight to new tile. A cracked slab, soft drywall, a rotted subfloor or a leaking valve adds steps, and we stop to show you before continuing. In condos, association approval and elevator booking can set the start date, so it helps to begin that paperwork early.

Tile Installation in South Miami — questions we get asked

Can you tile over old tile or over terrazzo?

Sometimes. Tiling over existing tile or terrazzo saves demolition but raises the floor, which affects doors, thresholds and transitions to other rooms, and it only works if the old surface is flat and firmly attached. In many older homes the terrazzo underneath is worth a look before deciding. We review your photos and tell you whether covering, removing or keeping the old floor makes more sense.

How do you handle cleanup?

Demolition debris is bagged and hauled away as it is created, not left in the yard or a hallway. We protect floors along the path in and out, cover nearby furniture, and vacuum at the end of each workday. When grouting is done we remove the haze from the tile surface and leave the area wiped down and ready to use once the materials have cured.

Can I stay in my home while you replace the tile?

Usually, yes. We work room by room where the layout allows, seal off the work area with plastic and cover vents to limit dust. Demolition is the loud, dusty part and comes first. A freshly set floor cannot be walked on until it cures, so we plan paths through the house with you, and if your only bathroom is being redone we discuss the timing in advance.

Which grout holds up in a humid South Florida bathroom?

Humidity is the main reason grout darkens and grows mildew here. In showers we often suggest epoxy or a high-performance grout that resists staining, plus a mildew-resistant silicone at corners and where tile meets the tub. Grout alone cannot solve poor ventilation, though: a working exhaust fan, run during and after showers, does more for grout than any product.

Do I need a permit to replace tile in South Miami?

Replacing tile on existing floors and walls generally stays on the finish side. Moving a drain, relocating a shower valve, changing a layout or repairing structure is different: that work needs a building permit from the City of South Miami building department (or Miami-Dade County for unincorporated pockets such as High Pines and Ponce-Davis). Some building departments also look at shower pan rebuilds, so we check what applies to your address and tell you before quoting, never after the work has started.
