These communities were built from the late 1990s into the 2000s to modern codes, so the under-sink receptacle is usually where it should be, on a circuit that was laid in for it, protected the way it ought to be. The original builder unit, two decades on, across Miramar

When an entire community goes up inside a few years, the appliances inside it go in inside a few years too, and they reach the end of their working lives on roughly the same schedule. That is what is happening now across Sunset Lakes, Silver Falls, Vizcaya and the neighbourhoods around them. Dishwashers, water heaters and ranges in these houses have mostly been replaced at least once by now; the disposer very often has not, because nobody thinks about it until the morning it goes quiet. What we find under those sinks is a modest builder-specification motor that has ground twenty-odd years of household waste and is simply worn out.

That changes the shape of the advice we give here. In older parts of the county we spend most of a visit proving the supply innocent. In these kitchens the supply is generally sound and the sensible question is what to put in, and specifically whether to repeat the builder's choice or step up. Carcases in these houses generally have room for something bigger, the bowls are modern and standard, and a quieter, better-lagged machine is a genuine gain in a kitchen that opens straight into a family room. We will say when that is worth it and when it is not, because more power on a household that grinds very little is a bigger bill for nothing.

HOAs, guarded gates and getting a technician into Miramar

Nearly every home out here sits inside an association, and most of those communities control the gate. It is the commonest reason an appointment slips and the easiest to prevent: the association or the gatehouse wants the name in advance, and in some communities the vehicle too.
