This service covers the repair side of running a rental: the things that break, loosen, wear out or stop working between one guest and the next. We handle them so the unit is ready when your cleaners finish and before the next guest walks in. One-off repairs are priced per job from the photos you send.

How the process works

Most calls start with a text or WhatsApp message. Send photos of the problem, the unit address and building name, and your checkout and check-in times. That window shapes everything else.

If a part has to be ordered, such as a specific smart-lock model or a roller for an older sliding door, we say so up front and suggest a temporary fix so the unit can stay bookable.

  • Photos and a short description: we review them and reply with a written scope and price for the repair.
  • Access plan: lockbox, smart-lock code, front desk or building manager. We confirm how our technician gets in and who needs to be notified.
  • Timing around guests: we schedule inside the gap between checkout and check-in and coordinate with your cleaner so we are not working on top of each other.
  • The work: the technician completes the fix, tests it and photographs the result.
  • Walkthrough and report: you get photos and a short note on what was fixed, which parts were used, and anything that should be watched or handled by another trade.

How long it takes

Most between-guest repairs are short jobs. A lock swap, a loose TV mount, a running toilet or a patch-and-paint usually fits inside a normal turnover window. Longer punch lists, or anything that needs a part we have to order, can take a second visit. We tell you which kind of job you have from the photos, so you can decide whether to block the next night on your calendar or leave it open.

Book in the morning for same-day priority. Calls that come in later in the day are scheduled as soon as we can, and we tell you plainly if the fix will not fit before your next check-in.

Condos, HOAs and building rules in South Florida

Many short-term rental units in South Florida sit inside condo towers and gated communities, and the building sets the rules for contractors. Many associations ask for a certificate of insurance before any work, set working hours, and require a service-elevator reservation or a front-desk sign-in. Some also limit what can change on front doors and balconies, including the style of lock or keypad visible from the hallway.

Send us the building's contractor rules if you have them. We are insured, provide a certificate of insurance on request, and follow the front desk's process so your unit does not get a complaint from management.

Short-term rental rules themselves differ by city and by association. We do not advise on them; check with your city and your association before you list a unit or change how it is used.

Built for Miami's climate

Salt air and constant humidity wear a rental down faster than a home someone lives in full time. Doors are opened by strangers, the AC may be set back between stays, and nobody is there to notice a slow drip. We pick repairs and parts with that in mind.

We repair and maintain. Some problems belong to other trades or to the building, and we will say so instead of guessing.

  • Cleaning, laundry and linen service: your cleaning team handles those
  • Guest communication, check-in messages or listing management
  • AC repair and refrigerant work: call an HVAC contractor
  • Main sewer backups, water heater replacement or gas work: a plumbing contractor is the right call
  • Electrical panel problems, burning smells or sparking outlets: call an electrician right away
  • Pest control and mold remediation
  • Building-wide problems in condos, such as roofs, shared pipes and elevators: report them to the association

We work with hosts who own a single unit, co-hosts who manage units for owners, and property managers running several listings across different buildings. How fast can you come between guests?

Same-day when you book in the morning. We prioritize between-guest calls, so include your checkout time and your next check-in time when you message us. If the repair will not fit before the next guest arrives, we tell you right away and suggest a temporary solution so the unit stays safe and usable. Calls that come in later in the day are scheduled as soon as we can.

Do you need someone to let you in?

No, as long as there is a way in that your building allows: a lockbox, a smart-lock code or the front desk. Tell us how access works and whether the building needs our name in advance. Many hosts create a temporary smart-lock code just for our visit and delete it afterward, which keeps guest codes separate. We send photos when we arrive and when we leave.

Can you install or replace a smart lock?

Yes. We install and replace smart locks and keypad deadbolts, fix doors that no longer line up with the strike plate, and change batteries. Before you buy a lock, send us a photo of the door edge and the existing hardware so we can confirm the new model will fit. On condo doors, check whether your association limits what can be visible from the hallway.

Do you also clean the unit?

No. We do not offer cleaning, laundry or linen service, and we do not message your guests. We work alongside your cleaning team: cleaners often leave a punch list of loose fixtures, damaged items or things that stopped working, and we take care of that list. We are glad to coordinate timing with your cleaner so we are not both in the unit at once.

How is a recurring arrangement priced?

Recurring arrangements for multi-unit hosts and property managers are priced directly. The price depends on how many units you have, where they are, and how often you want walkthroughs. Send us the list of addresses and what you want covered, and we will reply with a written proposal. One-off repairs are priced per job from the photos you send.

What happens if you find something you cannot fix?

We tell you right away, with photos, and name the trade you need: an HVAC contractor for an AC that will not cool, for example, or the association for a leak coming from the unit above. If we can make things safe in the meantime, such as closing a supply valve under a leaking sink, we do that and note it in our report.
