A wobbly or constantly-running toilet is usually a worn wax ring, a cracked flange, or a unit simply past its service life. We pull the old toilet, inspect the flange and shutoff valve, and set the new one level and sealed so it does not rock, leak, or run.

Ask the flooring contractor what day the last room gets grouted, then hand us that date, because everything about setting toilets in a Pinecrest house is downstream of it. The floor rises; the closet flange underneath does not move a millimetre; and a pan bolted down onto a flange that is now sitting below the tile will seal for a few weeks and then start to weep where nobody can see it. A build-up ring screwed to the original flange and sealed brings the top back level with the new surface, which is the actual repair. Houses here are wide, single-storey and generous, so four and five bathrooms under one roof is normal, and that is genuinely good news: one shut-off at the main, one removal run down the driveway, one afternoon instead of four. Call (786) 788-8714 once the flooring date is fixed, say how many pans are coming out, and the visit is built backwards from it. Bedding a pan level on a flange that is sound, building one up with a ring, renewing the seal underneath it, the bolts that hold it down, the stop on the wall and the tail between them - that is handyman work and we do it. Anything under the slab is not: a flange broken off inside the concrete, a waste line that has to be moved, old cast iron, a blockage further down than the trap, or work the Village will want a permit and an inspection for. That goes to a licensed plumber and we say so on the spot.

Pinecrest is one ZIP code, 33156, taking in the Village itself and the East Kendall streets beside it, and the houses are the most spacious we work in anywhere in Miami-Dade. Big lots, long driveways, deep oak canopy, and a stock that runs from expanded 1960s ranch houses to substantial new custom builds. Square footage is the defining fact of every job here, and a bathroom count of four or five is ordinary rather than remarkable.

That scale changes how a toilet job behaves. A ranch that has been added onto twice since the sixties has floors at slightly different heights from room to room already, so when new tile goes down over the old through the whole house, no two bathrooms end up needing quite the same thing at the flange. One may be fine on a thicker seal, the next needs a ring, the guest suite over in the addition needs something else again. That is why the number that matters is not the number of toilets but the number of floor heights.

What a new floor does to the closet flange in a Pinecrest bathroom

The flange is the collar the toilet bolts to, and the wax seal between it and the pan is designed for a very narrow range of height. Raise the floor around it and that range is gone. What follows is predictable and slow: a slight movement under weight, a seal that deforms instead of sealing, moisture creeping out sideways under the base. The owner notices a smell or a dark grout line months after the remodel finished and assumes the new toilet is faulty. It is not. It is sitting too low on its collar.

The remedy is a build-up ring, fixed to the existing flange and sealed to it so the bolt slots come back up flush with the finished tile. Where it does not apply is when the flange itself has failed - cracked, snapped at the bolt ear, or set loose in the slab. Then you are into breaking concrete, and that is plumbing licence territory, not ours. Telling those two apart takes a look under the pan once it is lifted, and it is the first thing we check rather than the last, so nobody discovers it halfway through the afternoon.

Doing every bathroom in one Pinecrest house on one day

When a household here replaces toilets it is almost never one. The floors get done through the whole house, or the owners decide the original low units in an older ranch have simply had their day, and five bathrooms come up at once. Batching them is the whole economy of the job. Water off once at the main, every old unit out to the vehicle in a single carry, new pans set in order from the far end of the house back toward the door, water on, everything run and watched under load before anyone leaves.

Long houses do add one wrinkle worth planning for. Shutting off at the main means no water anywhere, including the kitchen and the pool bath in the far wing, so the working window wants to sit in the middle of the day rather than across dinner. If a household member needs one bathroom kept live throughout, say so when booking and we work the set in two halves instead, isolating at the individual angle stops. It costs a little time and removes the whole complaint.

Where a Pinecrest toilet job stops being handyman work

Pinecrest is an incorporated village that runs its own building department, and that is worth knowing before a remodel starts rather than after. Swapping a toilet for another toilet on the same drain, in the same spot, is a fixture replacement and nobody needs a permit for it. Moving the pan across the room so the new layout works, adding a bathroom in a converted space, or opening the slab to reach a broken flange is different work with a different name, and it goes through the Village with a licensed plumber holding the paperwork.

We tell owners the split plainly because the alternative is worse. The fixture work is genuinely ours and we do a lot of it here: pans set and levelled, extender rings, wax seals, bolts, supply lines, angle stops that no longer close, and older units re-bedded so they stop moving. When a job crosses the line, you get the reason and a handover rather than a technician improvising over a drain he should not be touching.

Toilet Installation & Repair in Pinecrest — questions we get asked

How do you work out what a five-bathroom Pinecrest job is worth?

By walking the house before anything is quoted. Each bathroom is listed on its own line in a free written estimate, because they genuinely differ: one pan may drop straight on, another needs an extender, a third has an angle stop that has not turned since the nineties. Units you bought yourself sit apart from anything we bring. The reason we push for one appointment rather than several is arithmetic, not salesmanship - the travel, the shut-off and the set-up are charged once instead of five times.

A new floor has just gone into my Pinecrest house. Who do you send and how is it protected?

A single technician, named to you when the visit is confirmed. On a floor that is days old the carry path gets boarded before any packaging is opened, and the old units leave the house on that boarding rather than across bare tile. A porcelain pan weighs enough to crack a new tile if it is set down badly, so it is never set down where it has not been protected. Anything damaged is reported to you while the technician is still on site, photographed, and made good by us.

Do Pinecrest associations or the Village need to sign off on replacing a toilet?

For a like-for-like replacement, no. It is inside the house, it changes nothing visible, and the Village building department is concerned with drain relocations and new fixtures rather than one pan swapped for another. The handful of gated streets in 33156 generally want the vehicle and the technician named at the entrance beforehand, which takes one message. Where it does get formal is the slab work above - if a flange has to be cut out, that is a permitted job and belongs to a licensed plumber.

The tile guys finish in my Pinecrest house on Friday. Is Saturday too soon for the toilets?

Probably yes, and it depends entirely on their grout rather than on our diary. A freshly grouted floor needs to be walked on and loaded before a pan is bolted to it, and most installers want a day. Get their number and pass it to us. We schedule backwards from that, not from when the boxes arrived. Setting a toilet onto grout that has not taken means the base beds into something still soft, the pan settles unevenly, and the seal is compromised from the first day - which is exactly the failure we are there to prevent.

We lease a Pinecrest house through an agent. Who should be booking this?

The agent or the owner, and we are glad to deal with them straight. Toilets are the owner's fixtures, so approvals and invoices belong with whoever holds the property, while the appointment time has to suit whoever actually lives there - we arrange both ends. A straight swap leaves no trace to argue about later: existing bolt holes, existing supply, existing footprint, and the old unit removed rather than left in the garage for somebody to trip over.

Our Pinecrest ranch was extended years ago and the floors do not match. Does that matter?

It matters more than the number of toilets does. Houses here that started as 1960s ranches and grew have floors laid in different decades at slightly different heights, and once new tile goes over all of it the variation carries straight through to the flanges. One bathroom may take a thicker seal and nothing else; the one in the addition may need a ring of a different depth. So we measure each flange against its own finished floor instead of assuming the house is uniform, and we load rings in more than one thickness. It is the single most common reason a whole-house job here goes wrong when somebody treats every bathroom as identical.

My toilet rocks side to side — is that just the wax ring?

Rocking is usually a shimming or flange-height issue rather than the wax ring itself, though a failed ring often comes with it. We check both and fix the actual cause instead of just re-caulking around a wobble.

Do you supply the toilet, or do I buy it?

You can buy your own model, or we can pick one up at cost. Standard two-piece toilets are the most common; let us know if you want a one-piece or comfort-height model.
