Why Pinecrest's oak canopy decides how an exterior gets prepped
The mature tree canopy is the defining feature of a Pinecrest exterior and it works against paint in two directions. Irrigation is a genuinely Pinecrest-specific detail on the exterior. Big lots run big sprinkler systems, and a head that has drifted out of alignment sprays a wall several times a week for years — leaving mineral staining at the base of the stucco and keeping that band permanently damp under the canopy shade. We check the low band of every elevation for it and say so in the estimate, because painting over a wall that is being watered nightly is money spent twice. Adjusting or repairing irrigation is a separate trade; knowing it is happening before you pick a colour is not.
