If a Kendall toilet wobbles, the instinct is to reach for a wrench and tighten the two bolts at the base. That is how bases crack. Porcelain has no give in it, the bolts pull against a fixture that is already resting on a high point, and the fracture starts under the china where nobody sees it until water appears. A pan that moves needs lifting and re-bedding, not tightening. Tanks that run, weak flushes from scaled rim jets, seats, supply lines, handles and fill valves are all repairs we make as well. What stays out of our hands is the branch drain below the fixture, a flange that has to be broken out of the floor, and any work the county wants permitted. A licensed plumber takes those.

Most of Kendall was built out between the 1960s and the 1990s, much of it as master-planned communities — The Hammocks with its stucco and barrel-tile streets, the lakeside subdivisions off Kendall Drive, the older ranch houses around Sunset Drive. The visit that best describes this page was a villa in a planned community where the guest toilet had been rocking for a year and had been tightened three separate times to cure it. The base had a hairline crack running back from one bolt, the seal underneath had long since given up, and what the owner thought was a wobble was already a slow leak into the floor. Lifting it took twenty minutes and told us everything the wrench never would. Our boundary is fixed everywhere we go: the tank and everything in it, the hose, the seat, and bedding a pan back onto metal that has held. A drain that will not clear, a flange broken or dropped, or a venting problem is a licensed plumber's job, and we say so instead of improvising.

Why so many Kendall toilets crack at the base
The two bolts at the foot of a toilet are there to stop it sliding, not to clamp it down. The weight of the fixture and the water in it is what compresses the seal below, and the bolts only need to be snug. When a pan rocks because the floor under it is not perfectly flat — which is true of a great many bathrooms that have been re-tiled once — tightening those bolts levers the china against whatever it is resting on. The crack starts at the bolt hole, works inward, and often stays invisible for months while it leaks into the floor.
Fixing it properly is not dramatic. Up comes the fixture, both mating faces are scraped clean, the flange and its bolts get inspected while they are in view, and the pan is lowered onto one new seal, set down square rather than slid into position. The fixings are brought up a little at a time, alternating sides, until there is no movement left, and the gap round the base is packed so the load is carried all the way round instead of on two points. If the porcelain is already cracked, we say so before doing any of that, because bedding a broken fixture beautifully is still a broken fixture.
When the whole Kendall subdivision has the same toilet
There is one advantage to living somewhere built all at once. In the master-planned parts of 33186, 33185 and 33193 a builder fitted the same fixture in hundreds of houses, so once we have read the model off a tank lid on your street we generally know what the internals look like, which flapper shape it takes and whether that particular flush valve is a known weak point. It makes diagnosis quicker and it makes a parts order a single trip rather than two. If a neighbour has had the same symptom, that is genuinely useful information rather than gossip.
The other side of it is that these fixtures all reach the end of their internals at roughly the same time. Homes here are mostly thirty to forty years old, and a great many are now working through their first or second set of tank parts. A slow fill, a hiss that will not end or a tank that refills unprompted at two in the morning is what that looks like, and it is parts-level work every time. We would rather replace a flapper and a fill valve and be finished than talk anybody into a new fixture they did not need.
Gated entries, association rules and interior work in Kendall
Plenty of these communities are gated and association-run, with policies on contractor access, hours and exterior changes. The confusion we untangle most often is whether a toilet needs approval at all. It generally does not — replacing a fixture or repairing one inside your own bathroom is maintenance, and the rules most associations here write concern the appearance of the outside of the property. What does need arranging is the entry itself, so tell us the gate procedure and the community name when booking and the technician is expected rather than explaining himself at a barrier.
Townhomes and villas add one real consideration. Where a bathroom sits against a shared wall, water escaping under a pan does not respect the boundary between one home and the next, and a slow leak can become somebody else's ceiling stain or baseboard. That is why movement in a fixture gets treated as urgent here rather than cosmetic. We will not name a figure before seeing the fixture. A fill valve, a re-seat on a sound flange and a cracked base that has to be replaced are not the same job and no single number covers them. What they do care about is who comes through the gate and when, so we register the visit and keep to posted hours. The exception worth naming is a fault that proves to lie in common plumbing instead of the fixture you own, which becomes an association matter and something we will put in writing instead of working past.
My Kendall toilet wobbles and runs. Do I need a new one or can it be repaired?
Both of those are repairs in the great majority of cases, and treating them as a reason to buy a fixture would be the easy sale rather than the right answer. The wobble means the pan needs lifting and re-bedding; the running means a seal inside the tank. A replacement earns its place when the base is cracked, when the flush valve that forms part of the tank has stopped working, or when the bowl has furred up past cleaning. If you have bought a fixture already and want it installed, that is ordinary work and we will not question the decision.
I rent a townhome in Kendall. What can I arrange without the owner?
Tank parts, a seat and a flexible hose alter nothing at all, so tenants organise those without asking. Anything that takes the fixture off the floor, or puts a new one in, is a change to what the landlord owns and needs written agreement first; in a townhome with a shared wall the owner will want to know anyway. Ask us for a short written description of the fault to forward — the words rocking and leaking into the floor tend to produce a quick reply.
The builder put identical toilets in every house on our Kendall street. Does that make repairs easier?
It does, more than you would expect. Once we know the maker and the model from the underside of a tank lid, we know the internals, the flapper shape and any weak point that particular flush valve is known for, so the first visit carries the right parts instead of discovering them. It also means that if two or three neighbours in the same community are noticing the same slow fill or the same night-time refill, they are almost certainly right — the fixtures went in together and they wear out together.
My toilet rocks side to side — is that just the wax ring?
Rocking is usually a shimming or flange-height issue rather than the wax ring itself, though a failed ring often comes with it. We check both and fix the actual cause instead of just re-caulking around a wobble.
Do you supply the toilet, or do I buy it?
