Kendall is concrete-block suburbia, and block is the reason a picture hook out of the packet is the wrong tool here. Outside walls are block sitting behind furring strips and a skin of drywall, which feels like board and stops a bit an inch in; interior partitions are framed and want the stud or a load-spreading anchor instead. Before any of that, though, there is a simpler question: how high does the piece have to go? A two-storey entry wall means access equipment on the van rather than somebody's stepladder at full stretch. Answer that on (786) 788-8714 with photographs of the walls, and the free written quote follows — item by item, wall by wall, fixings and access named. For the gated communities across 33186, 33185 and 33193 it also carries the insurance certificate your association will want.
Gold Hands covers Kendall from the Sunset District out to The Hammocks and down through Palmetto Estates, six zip codes of suburban Miami-Dade. The job that catches people out here is the two-storey entry wall: a large piece going up eighteen or twenty feet above a staircase, where the sight line has to be judged from the floor and the work is done off a proper access platform. Everything else in the house is ordinary by comparison. The entry wall is the one that decides whether the van arrives loaded correctly, which is why it is the first thing we ask about.
Most of Kendall went up between the 1960s and the 1990s as western Miami-Dade filled in, and the construction is consistent in a way that helps: concrete block, one or two storeys, family-sized rooms. The Sunset District and Kendall South are the older end, 1960s to 1980s ranch houses and townhomes with plenty of original finishes still in place. Kendall West, West Kendall North and The Hammocks are the master-planned end, 1980s and 1990s single-family homes, townhomes and villas inside gated, HOA-run communities built around lakes. Out in 33187 the subdivisions give way to acreage on the Redland edge, where houses sit on a lot or more with outbuildings. Same block walls; very different front gates.

Block walls and framed partitions in a Kendall house
The exterior walls of a Kendall house are concrete block, normally with drywall on furring strips over the masonry. That combination is the thing that surprises people: the surface knocks like ordinary board and then refuses a screw an inch behind. Block wants a hammer drill and a masonry anchor sized to the load, seated in solid material rather than a mortar joint or a hollow cell. Done right, it will carry a heavy mirror for the life of the house. Done with the plastic plug taped to the back of the frame, it will carry it for about a year.
Inside the same house the partitions are framed and boarded, and they call for the opposite technique — the stud located and used, or a fixing that spreads the load across a wide bearing area, or a cleat picking up two studs when the piece is wide or heavy. The cleat does a second job on multi-panel mirrors: it gives one levelled line the sections can be slid along, which is the only reliable way a four-piece set ends up reading as a single object. Bathrooms in these houses are tile over block, where the hole positions are planned around the tile layout beforehand. If a lighted medicine cabinet needs power brought to it, that part belongs to a licensed electrician and it is written into the quote as theirs, not ours.
Gate check-in and HOA rules across Kendall and The Hammocks
A large share of West Kendall and The Hammocks sits inside gated communities under the Hammocks Community Association and the other HOAs that run the lakeside subdivisions off Kendall Drive. They want contractor access arranged in advance — a name at the gate, a visitor entry, sometimes a sign-in — and many set hours during which work can happen. Some also want a certificate of insurance on file. Gold Hands is insured, and the paperwork goes ahead of the van. Give us the community when you book and the gate is not a conversation on the day.
Townhome and villa owners in these communities share walls, which is worth one question before a heavy piece goes up. A party wall can be association property, it transmits sound to the next living room, and a substantial fixing into it is a different matter from one into an internal partition of your own. We will tell you which wall is which, and where a mirror would be better a few feet along we will say so. Exterior changes are a separate category again in these associations, and anything we would be fixing outside gets flagged before it is booked rather than after.
Ageing houses, high rooms and acreage on the Kendall edge
The older Kendall neighbourhoods bring a particular version of this job: houses that have been decorated for fifty years and carry the evidence. Mirrors glued and screwed over vanities in the 1980s, brackets above every window, anchors left behind from fittings nobody remembers, and drywall cracks from settling that somebody once patched badly. Taking a bonded mirror off a wall without it coming apart, pulling the old fixings, filling and leaving the wall ready for paint is a job in its own right, and we quote it as one. If a new piece is going into the same space, both halves appear on the same page.
At the other end of the scale are the two-storey rooms and tall entry walls in the newer West Kendall houses, where art goes up high and needs real access equipment rather than the top step of a household ladder — and the sight line has to be decided from where you actually stand, because art centred on a wall and art centred on the way the room is used are rarely the same point. Out in 33187, where the subdivisions give way to acreage, properties come with barns, workshops and outbuildings at the end of long driveways. There it makes no sense to visit twice, so we ask for the entire list up front and bring the anchors and the access for all of it in one trip.

Picture & Mirror Hanging in Kendall — questions we get asked
What does it cost to hang pictures and mirrors in Kendall?
In writing, not over the phone, and the writing costs nothing. Six frames on a framed partition, one heavy mirror anchored into block, and a piece going up a two-storey entry wall are three different jobs, and only the last of those needs access equipment on the van. Photograph each wall and each piece, put a tape measure across the largest, send it to (786) 788-8714, and the quote lists every item with its wall, its fixings and its access. Change the list and it is re-priced, no charge.
Who will be in my Kendall house, and are they checked?
You get the name before the day, not a stranger at the door. Cover sits behind the work, and where an association or building wants that certificate it is sent ahead of the appointment. In a gated community the tech is also registered at the gate in advance, so the name your guard has matches the person who arrives. Inside, our people protect floors and furniture and clear up the dust the drilling makes.
Our community in The Hammocks controls contractor access. Will you deal with the HOA?
Yes, and it is a normal part of a West Kendall booking. Tell us the community and we arrange the gate entry, send the certificate of insurance where it is required, sign in if the association asks for it, and keep the noisy part of the work inside the permitted hours. In a townhome we will also raise the shared-wall question with you before a heavy piece is fixed into one, because that can be the association's call rather than yours.
We want a large mirror over the fireplace and the wall is concrete block. Can that be done safely?
Yes — block is the best wall in a Kendall house for weight, provided the anchor suits the load. What that takes is a hammer-drilled hole, an anchor specified for the job, and solid material behind it: not a mortar line and not a hollow. What matters as much is placement, because a hole in block is permanent and the piece cannot be quietly moved later. So the chimney breast is measured, the level line is pencilled, you sign off on it, and then it is bored once. A multi-panel mirror is set out from one datum line so the panels finish as a single mirror.
I rent a townhome in Kendall. What will the walls look like at the end of the lease?
Manageable, for most of what a tenant puts up. Mid-weight frames sit on hardware that holds tight and leaves a pinhole a landlord never notices, and the quote says which of yours those suit. On the heavy end the answer is blunt: anything capable of carrying a big mirror must go in deep, and block keeps it for good. The wall is pencilled and reviewed with you before any hole exists, and anything that does not belong on a rented wall gets named.
There is a builder's mirror glued to our bathroom wall. Can you remove it and leave the wall usable?
Yes, and in the older Kendall neighbourhoods it is one of our most frequent requests. The difficulty is the adhesive rather than the screws — a big sheet bonded flat breaks up the moment it is levered, and what it takes off the wall on the way comes away in sheets. We release it under control, clear the old fixings, patch back to a paintable finish, and the old glass goes out on the van. If a new mirror or a lighted cabinet is going in its place, both halves are quoted together, with the electrical part named as a licensed electrician's work if the cabinet needs a supply.
Can you hang a gallery wall so everything is spaced evenly?
Yes — we lay out the arrangement with paper templates or laser measuring before drilling a single hole, so spacing and alignment are right the first time.
How do you hang a heavy mirror safely?
For anything over about 25-30 lbs, we typically use a French cleat or heavy-duty toggle anchors rather than a single hook, so the weight is distributed and secure.
