A wobbly or constantly-running toilet is usually a worn wax ring, a cracked flange, or a unit simply past its service life. We pull the old toilet, inspect the flange and shutoff valve, and set the new one level and sealed so it does not rock, leak, or run.

The bathrooms in this part of 33154 are small, and that is what catches people out. A new pan bought on looks alone can be perfectly good and still refuse to live in a Bal Harbour bathroom: an elongated bowl needs several inches more floor in front of it than the round one it replaces, a mid-century apartment often has a vanity or a door swing already crowding that space, and the distance from the wall to the floor bolts in a 1950s building is not automatically the distance the carton assumes. Measuring the room and the offset before the box is opened is the difference between an hour's work and a return trip to the store.

Before anything gets booked, we would like to see what you have already bought. The model name off the carton, whether it is a one-piece or a separate tank and bowl, whether the bowl is round or elongated, and a picture of the toilet currently in place with a tape running from the wall behind it to the centre of the bolt caps. Send that lot to (786) 788-8714 and we will tell you whether the thing in your hallway suits the room it was bought for before anybody carries it upstairs.

A line worth drawing in front of you rather than behind you: Gold Hands works as a handyman crew, insured, and toilet work sits on both sides of that line. Taking out an old unit and setting a new one on a healthy flange, renewing the seal and the fixings and the water line, levelling a pan that rocks, resetting one that was fitted badly — ours. A flange that has to be chiselled out, a waste line that needs opening, a drain that has to move, a clog living past the trap, any of it requiring a permit — that goes to a plumber holding the right licence, and we hand it over rather than having a go.

Why a bought pan sometimes will not fit a Bal Harbour bathroom

Three measurements decide this, and none of them are printed anywhere the customer looks. The first is the rough-in: from the finished wall to the middle of the closet bolts, which in almost everything modern is twelve inches but in an older building on the island can easily be ten. The second is the clearance in front of the bowl, which needs enough clear floor for a person to use it comfortably and for the door to pass. The third is side clearance to a vanity, a bath skirt or a wall.

Elongated bowls are where this usually goes wrong. They are more comfortable and they sell better, and they project roughly two inches further into the room than a round-front bowl on the same footprint. In a boutique Bal Harbour apartment where the toilet already sits in a nook between the tub and the vanity, those two inches can be the ones that stop the door closing. It is a five-minute check with a tape and it is free, which is a lot better than a hundred-pound carton going back down in a lift.

The last surprise is cosmetic rather than structural. New bases are often narrower than the ones fitted decades ago, so when the old unit is lifted you can find unglazed or discoloured tile in a ring where nothing has seen daylight since the building opened. On a mid-century mosaic floor that ring may not be coverable by the new footprint. We look for that before we start, so you can decide what you want done about it instead of discovering it while the new pan is being carried in.

Three towns in one zip: getting in and out around Bal Harbour

The Village of Bal Harbour, the Town of Surfside and the Town of Bay Harbor Islands share a zip and almost nothing else procedurally. In the oceanfront towers, management expects proof of insurance lodged with the office, a lift booked in advance and arrival at the loading dock, and they expect the corridor carpet to look untouched afterwards. That is all arranged before the appointment rather than at the desk on the day.

Surfside and the Bay Harbor buildings are lower and looser, but low-rise does not mean easy. A walk-up from the 1950s has a narrow stair, a turn at the landing and no lift at all, which is precisely the situation a one-piece pan is worst suited to. Two people, a dolly where the stair allows one, and the bowl bagged and drained first, because a used fixture carried down a shared stairwell must not leave anything behind it.

Disposal is a part of the price of this job that nobody thinks about until it appears. In a condo building the old unit cannot simply be left beside the bins, and several associations here have particular rules about bulk items. We take it away as a matter of course. The only time it stays is when an owner wants to keep it, and then it is bagged and put where they ask rather than parked in a hallway.

Surfside houses give a Bal Harbour job a driveway to work from

Cross into the single-family streets of Surfside and the logistics collapse into nothing. A truck parks on the drive, the old fixture goes straight from the bathroom into the back of it, and the water is killed at your own shutoff without anyone's permission. That freedom is worth real time, and it is why a house job and an identical tower job are not the same appointment even when the toilet is the same model.

What the houses bring instead is age. Postwar and mid-century construction here often means a cast-iron flange set into the slab, decades of salt-laden air in the room, and hold-down bolts that have effectively welded themselves into place. Getting those out intact is a matter of penetrating oil, patience and the willingness to cut a stub off cleanly rather than lever at it until something made of iron cracks.

Renovated houses can hide a different problem. When a bathroom has been retiled at some point without the flange being lifted to suit, the new floor sits proud of it and the pan ends up perched slightly high, which shows up later as a wobble or a slow seep at the base. If that is what we find under yours, it is named on the spot, because the fix belongs to a plumber and the worst possible response is to pack the gap and hope.

Toilet Installation & Repair in Bal Harbour — questions we get asked

What does replacing a toilet in Bal Harbour depend on, price-wise?

On the room and the route, mostly. A bowl that splits from its tank and travels in two pieces is easier than a one-piece that has to be carried whole down a stair; hardware that undoes is quicker than hardware that has to be cut; a building with a booked lift costs time a driveway does not. We come and look, then put a free written quote in your hands with the items listed separately, so nothing on it is a mystery and anything you do not want is easy to strike off.

Who will be in the apartment, and what happens if the tile gets chipped in Bal Harbour?

One tech, named to your building before the day, arriving through whichever entrance management specifies. The floor is covered before tools come out and the removed pan never touches bare tile. If something gets damaged — a chipped tile, a scuffed vanity, a mark on a hallway wall — you are told before we leave the building, in writing, with our plan for putting it right. We would rather lose the job than have you find out from a neighbour.

Can the water be shut off for one apartment in a Bal Harbour building, or does the whole line go down?

For this work, one apartment. The small valve on the wall behind the toilet isolates that fixture on its own, and the building riser stays untouched, which is why we test that valve early instead of assuming it works. If the valve turns out to be seized or passing water after it is closed, that is a replacement on your supply and it crosses into plumbing territory, so it goes to a plumber and to your management office rather than being forced by us.

The new toilet is already sitting in our Bal Harbour hallway. What if it is the wrong one?

Send the measurements and photos first and it almost never gets that far. If the carton is already here and the numbers do not work, being honest about it early is worth money: most retailers will take back a boxed fixture that has not been fitted, and none of them will take back one that has been bolted down and unbolted again. We will tell you which of the three things is wrong — the rough-in, the front clearance or the footprint — so the exchange is one trip and not three.

I rent in Surfside. Does my landlord have to approve a new toilet in a Bal Harbour building?

Yes, and in writing, because in a condo the association may also want notice that work is happening in the unit. Keep it simple: an email from the owner saying which model is being fitted and who is paying. Our estimate can be forwarded as it is. When the job is finished you get photos of the installation and a short note of anything we saw and did not touch, which protects you at the end of the lease as much as it protects the owner now.

Our Bay Harbor Islands building is from the 1950s. Will the old toilet's outline show on the floor?

Possibly, and it is better to know before than after. Mid-century bathrooms in 33154 were often laid in small mosaic tile that has aged and picked up colour everywhere except the ring protected by the old base. If the new pan has a smaller foot, that ring shows. We check the footprint against the outline before the new unit is unwrapped, and if it will not cover, you get the choice: a different model, or accept the line and deal with the floor separately.

My toilet rocks side to side — is that just the wax ring?

Rocking is usually a shimming or flange-height issue rather than the wax ring itself, though a failed ring often comes with it. We check both and fix the actual cause instead of just re-caulking around a wobble.

Do you supply the toilet, or do I buy it?

You can buy your own model, or we can pick one up at cost. Standard two-piece toilets are the most common; let us know if you want a one-piece or comfort-height model.
