Ocean air is the quiet third party in every Bal Harbour faucet job. Salt gets into a kitchen through a balcony slider and settles on anything metal, and the parts it attacks first are the ones nobody looks at: the mounting studs under the deck, the threads on the supply nuts, the little clip that holds a sprayer hose. So the question on this island is rarely whether a faucet can be replaced. It is whether the hardware holding the old one on will unscrew or whether it has to be cut, and that is answered under the sink before a written estimate is put in your hand.
Get a phone into the cabinet and photograph three things: the underside of the faucet where it passes through the deck, the two valves on the wall behind the trap, and the ends of the supply lines where they screw on. Rust bloom on the studs, green crust on a brass nut, a valve handle that will not budge — that is the story of the job, and it is all visible before anyone drives over. Send those pictures with a note about which building you are in to (786) 788-8714 and we will tell you honestly whether this is an hour or an afternoon.
One boundary stated plainly, because it saves everybody a wasted visit. Gold Hands does handyman work: faucets set onto stops that function, new supply lines, aerators, cartridges, sprayer hoses, a sink re-clipped and resealed to its counter. Gold Hands does not hold a plumbing licence. Relocating a drain, cutting into a wall, running new pipe, or replacing a shutoff that has failed at the valve body is licensed trade work in Florida, and when a job turns out to be that, we write down what we found and hand it to a plumber instead of improvising.

Salt air and the hardware under a Bal Harbour sink
The most common surprise in an oceanfront kitchen here is a faucet that looks perfect above the counter and is falling apart below it. Manufacturers put their money into the visible finish. Underneath, the threaded studs, the washers and the mounting nut are ordinary metal, and after years of humid, salt-carrying air they knit themselves to the sink deck. A tap that a catalogue calls a twenty-minute swap becomes a careful hour with penetrating oil, a basin wrench and patience, because the alternative is torque going somewhere it should not.
Supply connections corrode in their own way. The brass nut at the top of a flexible line picks up a green crust that welds it to the faucet tail, and the braided sleeve on an older line can be sound-looking on the outside while the rubber core inside has gone hard. That is why new lines go on as a matter of course rather than as an upsell: refitting a fresh faucet onto ten-year-old lines in this climate is asking for a slow drip that nobody notices until the cabinet base swells.
Finish matters more on a barrier island than it does five miles inland. Chrome and quality stainless hold up. Cheap plated finishes blister at the base of the spout, usually first on the side nearest an open slider. If you are choosing a replacement and expect to keep the doors open to the ocean breeze, that is worth a minute of conversation before you buy, and it is a minute we are happy to spend even though we do not sell you the fixture.
Three towns in one zip: Bal Harbour, Surfside and Bay Harbor Islands
33154 holds three separate municipalities and they do not behave the same. Bal Harbour is largely upscale oceanfront towers, where a kitchen sits many floors up and the building runs the access: insurance certificate on file, service elevator booked, arrival through the right entrance, work inside the hours management allows. In those buildings a faucet change is half plumbing and half logistics, and the logistics are arranged before the day rather than improvised at a front desk.
Surfside mixes single-family houses with low- and mid-rise condominiums, so which set of rules applies depends on your street rather than your city. A house here has its own shutoff at the meter and a cabinet with room to work. A mid-rise unit has in-unit stops and a stack shared with neighbours above and below, which changes how carefully water is controlled while the old tap is off.
Bay Harbor Islands is its own case again: two compact islands of mid-century apartment buildings, small condominiums and houses, a good deal of it built in the fifties and sixties. Kitchens from that era were not designed around a deep undermount sink, a garbage disposal and a filter housing all sharing one small cabinet, yet that is frequently what is in there now. The work is often as much about reaching the nut as undoing it, and on those jobs the sink itself sometimes has to come up to get at anything at all.
Sinks that have come loose from the counter around Bal Harbour
A regular call from this area sounds alarming and usually is not: the sink has dropped, or shifted, or the whole assembly moves when the tap is pushed. On an undermount bowl that is a clip-and-adhesive problem. The bowl hangs from a row of clips bedded into the underside of the stone, and years of steam, heat and a heavy pot of water eventually let one go, then the next one takes more load. Nothing about that is a plumbing fault, and treating it as one leads to money spent in the wrong place.
The fix is mechanical and orderly: support the bowl from below, take the weight off, clean the old sealant out of the rim joint so the new bead has something to grip, reset or replace the clips, then reseal and leave it supported while it cures. On a drop-in sink the same symptom is usually a failed silicone seal at the rim, which lets water creep under the edge and into the substrate — and that hidden water is the actual damage, not the wobble you noticed.
There is one version we hand over rather than fix. If the counter itself has moved, or the cabinet carcass beneath it is soft with old water damage, re-clipping a sink to it is putting a plaster on the wrong thing. We say that on the visit, write down what we saw, and let you get the cabinetry sorted first so the sink goes back onto something that will hold it.

Faucet Installation & Repair in Bal Harbour — questions we get asked
How is a Bal Harbour faucet quote put together if you will not give a number over the phone?
There is no honest flat figure for this work, because two kitchens on the same floor can take wildly different amounts of time. The estimate comes after someone has been in the cabinet and knows whether the mounting hardware will turn, whether the stops hold, whether a disposal has to come out to make room, and whether the lines need replacing. It arrives free and in writing, itemised, so nothing on it is a mystery and you can approve part of it and not the rest.
I do not know your company. Who ends up kneeling in my Bal Harbour kitchen cabinet?
A Gold Hands technician, arriving under the name your building or your household was given in advance. Practically, trust looks like this: shoes and floor protected, the cabinet base lined before the first nut is touched, the old faucet and packaging taken away rather than left in your bin, and photographs of the finished work sent the same day. If anything is damaged, you get told immediately and in writing, along with what we are doing about it.
My Bal Harbour building will not shut the water down for a kitchen job. Is that a problem?
Almost never. The water for your kitchen is controlled by the two stops inside your own cabinet, and a normal faucet replacement never goes past them. We only need the building involved if a stop has failed and cannot hold the line closed, and that has crossed out of handyman work anyway. In that case you get a written description of the defective valve to take to management, who will have their own procedure and their own plumber for a riser shutdown.
The old faucet in my Surfside kitchen has rusted into the sink. Can it still be removed?
Yes, in the large majority of cases, but it is worth understanding what removal means. First penetrating oil is given real time to work, then the nut is turned with a basin wrench that reaches an angle a hand cannot. Where that fails the nut is cut rather than forced, working away from the bowl so neither the sink nor the counter edge takes the damage. On rare occasions a mounting stud shears, which is not a disaster either — the new faucet brings its own hardware.
I am renting in Bay Harbor Islands. What should I clear with the owner before changing a faucet?
Get written agreement on three points: that the fixture is being replaced at all, which model is going in, and who is paying for the visit and the part. In an older building that last point matters, because if the tap failed on its own it is generally the owner's item rather than yours. Keep the old faucet for them, forward our written estimate for approval, and keep the photographs — that combination settles arguments at move-out far better than a memory does.
Does living a block from the ocean in Bal Harbour actually shorten the life of a faucet?
The moving parts, yes. The body of a good faucet will outlive most owners, but cartridges, aerator screens, sprayer hoses and mounting hardware work much harder here. Salt-laden humidity attacks metal under the counter, and South Florida water leaves mineral inside the cartridge. That combination is why the same kitchen can produce a stiff handle, then a drip, then a slow spout over a few years. Cleaning an aerator occasionally and replacing a cartridge when the handle stiffens buys a lot of time before anything drastic is needed.
Do you supply the faucet, or do I?
Most customers buy the faucet themselves so they get the exact style they want — we install it. We can also pick one up for you at cost if you would rather not shop.
My old faucet's supply lines are corroded — is that extra?
Corroded or brittle supply lines are common on faucets over 10 years old, especially with Miami's water minerals. We replace them as part of the job at the quoted supply-line rate rather than forcing the old ones to work.
