A kitchen remodel with us can be as focused as new cabinet doors and a backsplash, or as complete as new cabinets, counters, sink, lighting and floor. We plan the order of work so each step lands on a finished surface instead of undoing the last one, and you keep one point of contact from the first photo to the final walkthrough.

How the process works
Most kitchens follow the same path. Knowing it up front helps you plan meals, building access and deliveries.
- Photos and measurements: send a wide shot of each wall, close-ups of the sink base and any water stains, plus wall lengths and ceiling height by phone, text or WhatsApp. We give you a free estimate from those.
- Written scope and schedule: what gets replaced, what stays, who supplies cabinets, counters and appliances, and the order of work.
- Permits where required: if the plan moves plumbing, adds circuits or changes the layout, our general contractor partner pulls the permit with the local building department.
- Ordering: cabinets, stone and special-order tile are ordered early so the crew is not waiting halfway through.
- The work: demolition and prep, cabinets, countertop template, counters, sink and faucet, backsplash, fixtures and paint.
- Final walkthrough: we open every door and drawer, run every faucet and check every appliance connection with you, and note anything that needs a touch-up.
How long a kitchen remodel takes
Kitchen timelines depend more on decisions and deliveries than on hours of labor. A cabinet-door and backsplash refresh is usually a matter of days. A full replacement with new cabinets and stone counters runs longer, mostly because of cabinet lead times and the gap between countertop template and installation while the stone shop cuts your slabs.
When a permit is part of the plan, building department review comes before the permitted work can start, and condo approvals add their own waiting period. We give you a written sequence that shows what depends on what, and we tell you as soon as a supplier date moves. The kitchens that finish fastest are the ones where cabinets, sink, faucet and appliances are chosen and on order before demolition begins.
Condos, HOAs and building rules in South Florida
Many kitchens in Miami-Dade and Broward sit inside condo buildings and HOA communities, and their rules shape the project as much as the design does. Many associations ask for a written application and approval before work starts, a certificate of insurance naming the association, and work limited to set weekday hours.
High-rise buildings usually require reserving the service elevator and loading dock for cabinet deliveries, stone slabs and debris removal, and some limit how long a debris cart can stay. Many associations require sound-rated underlayment under new hard flooring, which matters if your remodel includes tile or vinyl. Planned communities often send exterior changes through architectural review, so a new range hood vent through an outside wall may need its own sign-off.

Built for Miami's climate
Humidity is constant here, and in a kitchen it shows up in the cabinets first. Particleboard swells when a sink base stays damp, so we favor plywood or moisture-resistant sink bases, sealed cut edges and a properly sealed sink rim and faucet deck.
Ventilation matters as much as materials. A range hood that vents outside handles cooking moisture far better than a recirculating one, and a slow drip under a dishwasher can feed mold behind cabinets long before anyone notices. During demolition we look for old stains, soft subfloor and mildew, and point them out before new cabinets cover them.
- Plywood or moisture-resistant sink base cabinets
- Quartz, granite or porcelain slab counters, sealed where the stone calls for it
- Mildew-resistant grout and silicone at backsplash and sink joints

Hurricane season and scheduling
Florida hurricane season runs June 1 to November 30. A storm warning can close building access, delay deliveries and pull supplier crews onto emergency work, so we plan kitchens with that in mind.
If you remodel during the season, order long-lead items early, keep the old kitchen usable as long as possible, and avoid having the room torn down with no working sink when a storm is in the forecast. When a warning is issued, we secure materials, pause demolition and cap or protect open plumbing and wiring. Some owners schedule full replacements outside the busiest storm months; others go ahead and accept that the schedule may shift.
What we don't do
Being clear about scope saves you time and avoids surprises later.
- We do not fabricate countertops. The stone shop cuts and polishes the slabs; we coordinate template, delivery and installation and handle the sink and faucet hookup.
- We do not pull permits ourselves. Permitted plumbing, electrical and layout changes go through our general contractor partner.
- Removing or altering a load-bearing wall needs an engineer's design first; we can work from those drawings with our partner.
- New gas lines or gas connection changes are handled by a gas specialist.
- We do not build custom cabinetry; we install cabinets from the supplier or cabinet shop you choose.
- Large additions and new construction are outside what we take on.

Frequently asked questions
Do you make the countertops?
No. Countertops are fabricated by the stone shop, which cuts and polishes the slabs to the template. We coordinate the template appointment once the cabinets are set and level, schedule delivery and installation, and then connect the sink, faucet and disposal. You can choose your own stone shop or ask us to work with one we already coordinate with.
Can I buy my own cabinets and appliances?
Yes. Many customers buy cabinets, appliances or fixtures themselves. Send us the model numbers and cabinet layout before ordering so we can check fit, clearances and connections. We will note in the written scope what you supply and what we supply, and we schedule the work around your delivery dates so the crew is not waiting on missing pieces.
Do I need a permit for a kitchen remodel?
Swapping cabinets, counters, backsplash and fixtures in the same locations often does not, but moving plumbing, adding circuits or changing the layout generally needs a building permit from the local building department. Rules differ between municipalities in Miami-Dade, Broward and Palm Beach, and the county handles unincorporated addresses. When a permit is needed, our general contractor partner pulls it.
How do you give an estimate without seeing the kitchen?
From the photos and measurements you send by phone, text or WhatsApp. A wide photo of each wall, close-ups of the sink base, the floor and any damage, plus wall lengths and ceiling height, are usually enough for a clear estimate. If a project truly needs someone to see it in person, a paid site visit can be arranged.
Can I keep using my kitchen during the remodel?
For refacing, backsplash and fixture work, usually yes, with some interruptions. For a full replacement, plan on a period with no sink or counters. Many owners set up a temporary station with a microwave, coffee maker and the refrigerator in another room. We tell you in the schedule which steps leave the kitchen unusable so you can plan around them.
Can you work in my condo building?
Yes. We regularly work under association rules: approved working hours, service elevator reservations, protected hallways and debris removal through the loading dock. Send us your building's renovation rules and we will provide the certificate of insurance and scope description management asks for. If your remodel includes new hard flooring, check whether your association requires sound-rated underlayment.
