Your building decides when we can actually get in
Almost every job here is inside a unit in a managed building, and the building sets the terms. Most associations on the Beach want a vendor certificate of insurance on file before anyone comes up, some want the association named on it, and plenty restrict work to weekday hours. On top of that there is usually a freight or service elevator that has to be reserved for a window of time, and a loading dock or service entrance that has to be arranged with the front desk.
Give us your building or property manager's contact when you book and we send the COI ahead of the appointment, then work inside whatever hours and elevator slot the building gives us. It is also worth knowing that parking is the real constraint on this island — between metered spots, resident-only blocks and garages a long walk from your tower, unloading tools takes time. That is another argument for one longer visit at $80/hr rather than three separate $99 calls a week apart.
Art Deco plaster in South Beach, concrete in the towers
The 1930s Art Deco buildings around South Beach mostly have plaster walls over lath or masonry, not drywall — and a standard drywall anchor in plaster pulls out of the wall with your TV or mirror still bolted to it. Plaster needs the fastener matched to what is actually behind it: toggle into a hollow section, masonry anchor where it is plaster straight onto block. Drilling it also demands a slow start and the right bit, because a hammer drill on old plaster takes a plate-sized chunk of it off the wall.
The newer towers along Collins and up through Mid-Beach and Bal Harbour bring the opposite problem: interior partitions that look ordinary but back onto poured concrete or block, where wood-screw anchors do nothing at all. Either way we check what the wall is before drilling, and for a heavy mirror or a large TV that check is the whole job. If the mount lands wrong the second call is not a mount job, it is a wall repair plus a mount job.
Salt air eats the hardware, not the unit
Ocean-front and bay-front units on the Beach lose their metal long before anything else goes. Door hinges seize and bleed rust down the paint, strike plates corrode until the deadbolt no longer lines up, sliding glass door rollers pit and grind and eventually jam, balcony rail fixings and screen enclosure screws snap off in place, and outdoor fixtures and screws on a balcony corrode from the inside out. The door, the frame and the glass are usually fine — the fasteners are what failed.
This is handyman work rather than a contractor job, and it goes best as one pass through the unit: every stiff hinge, every jammed roller, every rusted strike plate and screw replaced in a single visit. On a unit with a wide slider and a balcony that is typically a half day at $389. One jammed slider on its own is the $99 call. If you own several units in the same building, or want a standing pass through a rental before each season, ask for a recurring maintenance rate.
