Pressure washing in Fort Lauderdale is $149 for a driveway up to 500 sq ft, $179 for a patio or pool deck, and $99 for a walkway — or $349 for all three together. House exteriors are soft-washed at $299 per story and fences are $89 per 50 linear feet, quoted before we start and unchanged after.
We wash driveways, pavers, patios, pool decks, walkways, fences and house exteriors across Fort Lauderdale — Victoria Park and downtown, Colee Hammock and the beach south, Coral Ridge, Central Beach, Beach North, the north and northwest sides, Melrose Park and Riverland, Sailboat Bend and Riverside Park, and North Lauderdale.
You get a fixed price by ZIP and surface before anyone shows up, not a per-hour meter. Gold Hands is insured, and if we find something on the property that legally needs a licensed trade — a roof repair rather than a roof cleaning, say — we tell you and refer it out to a licensed pro instead of touching it.

The green and black on shaded concrete in Victoria Park, Sailboat Bend and Riverland
The older inland neighborhoods here are the ones with real tree canopy — the oaks around Victoria Park, Sailboat Bend and Riverside Park, the mature yards through Melrose Park and Riverland. Shade plus Fort Lauderdale humidity is exactly what algae wants, and the north-facing half of a driveway goes green months before the sunny half does. The black streaking that follows is not dirt sitting on the surface; it has grown into the pores of the concrete, which is why hosing it off does nothing.
Concrete takes real pressure and cleans up properly. Pavers do not: too much pressure blasts the joint sand out from between them, and once the sand is gone the pavers start to shift and rock underfoot. On paver driveways and pool decks we drop the pressure and let the cleaning solution do the work, so you get the color back without opening up the joints. A driveway up to 500 sq ft is $149 and a patio or pool deck is $179 either way.
Salt film east of the Intracoastal — Coral Ridge, Central Beach, Colee Hammock, Beach North
On the beach side of the Intracoastal the problem is different. Sea spray and salt-laden air leave a dull film on stucco, siding, screen enclosures and window frames that reads as "the house looks tired" long before anyone calls it dirty. It sits on the east and northeast elevations worst, because that is the side taking the wind off the ocean.
None of that gets high pressure. Stucco, siding and roofs are soft-washed — low pressure plus a cleaning solution that does the actual cleaning — because a pressure washer aimed at stucco drives water behind it and strips paint off siding. House exterior soft-wash is $299 per story. Barrel tile is common on this side of town and we do not walk it; tile cracks under foot and a cracked tile costs far more to put right than the wash cost in the first place.
Timing it: rainy season, hurricane season, and the HOA letter
Two calendar pressures drive most Fort Lauderdale bookings. The rainy season runs May through October, so people want the property clean going into it rather than fighting regrowth through it, and the run-up to hurricane season is when everyone is already looking at the outside of the house. The other spike is listing a home — a green driveway and a streaked roof are the first two things in the photos.
The third reason people call is a letter. Fort Lauderdale HOAs and condo associations issue notices about dirty driveways and roof streaking, and most of them want a vendor certificate of insurance on file before anyone works on the property. We are insured and will send the COI to your association or property manager ahead of the appointment — just tell us who needs it when you book.

Pressure Washing in Fort Lauderdale — questions we get asked
How much does pressure washing cost in Fort Lauderdale?
A driveway up to 500 sq ft is $149, a patio or pool deck is $179, and a walkway or sidewalk is $99. The full property package — driveway, patio and walkway together — is $349. House exterior soft-wash is $299 per story and fence washing is $89 per 50 linear feet. You get the price before we start and it does not change afterward.
Do you pressure wash house exteriors and roofs in Fort Lauderdale?
We soft-wash them. Stucco, siding and roofing need low pressure and a cleaning solution, not a pressure washer — high pressure drives water behind stucco and takes paint off siding. Exterior soft-wash is $299 per story. We do not walk barrel tile roofs, and anything that turns out to be a repair rather than a cleaning gets referred out to a licensed pro.
Will pressure washing damage my pavers?
It can, if it is done at full pressure. Too much pressure blows the joint sand out from between pavers and they begin to shift. We wash pavers at lower pressure and let the solution lift the algae, so the joints stay packed. A paver patio or pool deck is $179, the same as concrete.
When is the best time to book pressure washing in Fort Lauderdale?
Most people book before the May-to-October rainy season and ahead of hurricane season, or right before listing a home. If you are working against an HOA or condo association notice, tell us the deadline when you call and we will schedule around it — (786) 788-8714.
Why does my driveway keep turning green?
Algae and mildew thrive in Miami's humidity and afternoon rain, especially on shaded or low-lying concrete and pavers. Regular pressure washing every 6-12 months keeps it from taking hold permanently.
Will pressure washing damage my pavers?
Not at the correct PSI — we adjust pressure by surface type since pavers, stamped concrete, and stucco all tolerate different levels. Too much pressure can pit soft pavers, so we calibrate before starting.
Is it safe to pressure wash house siding?
We use a soft-wash, lower-pressure method on siding, stucco, and painted surfaces to remove grime without stripping paint or forcing water behind siding panels.
How often should I get my driveway pressure washed in Miami?
Most homeowners see the best results washing every 6-12 months given the humidity and rain here — sooner if you notice green or black staining returning quickly.
