Two building eras in Homestead: before Hurricane Andrew and after
Hurricane Andrew came through here in 1992 and destroyed or badly damaged a large share of the building stock, so much of central Homestead was rebuilt in the years that followed under Florida's tougher post-Andrew codes. What that means for painting is that two houses on the same block can be entirely different under the finish: an older survivor with decades of accumulated coatings, original render and repairs from several eras, next door to a 1990s rebuild with a consistent substrate and far less history. The 33031 area is not a subdivision. Houses here sit on large lots and acreage among nurseries, groves and horse and hobby farms, with outbuildings, wells and long driveways instead of close-packed neighbors, and the buildings run from older farmhouses to newer custom homes. A painting job on a property like this often covers more square footage and more separate structures than a city lot, which is exactly why the estimate itemizes the house, the barn or workshop, the shed and any fencing separately. You can then take all of it or the parts that matter this year.
Open exposure changes the specification. Without neighboring buildings to break the weather, walls take sun, wind-driven rain and dust from surrounding farmland from every direction, and outbuildings are frequently a different material to the house entirely, needing their own primer and coating. Access is easier than in the city but the scale is bigger, so we write the expected number of working days into the estimate and plan materials for the trip rather than running back and forth across south Miami-Dade. Naranja, Princeton and Florida City: builder streets north and south of Homestead
North and south of Homestead the newer subdivisions have filled steadily onto open land, and in 33170, 33032 and 33035 a large part of that housing came from national builders on planned streets. Those homes tend to be organized under homeowners associations that set rules for exterior changes and keep an approved color palette, so the exterior repaint starts with a submission rather than a paint chip on the kitchen table. The other reality on builder streets is what the original finish was and how it has aged. New construction is typically delivered in a builder-grade flat exterior finish, and after several South Florida summers the south and west elevations of an entire street can fade and chalk on much the same timetable, which is why neighbors tend to repaint in waves here. Princeton adds garden-style apartment blocks and manufactured homes to the mix, and a manufactured home's cladding is not stucco and does not take the same primer, so we identify the substrate before quoting rather than assuming.
