A Deerfield Beach painting estimate is free and comes in writing, and it separates the two things a verbal quote blurs together: what preparation each surface needs before anything is coated, and which primer and topcoat go on afterwards, named by manufacturer and product line. Near the Intracoastal that specification is the whole difference in how long the work lasts; inland it is how you can see you are not paying for prep the house does not need.

Photos and your zip to (786) 788-8714 is the quickest start, because Deerfield Beach splits into two areas that need two different estimates. Gold Hands is insured, and associations get the certificate before work begins.

The 33441 area is the eastern side, running from the mainland neighbourhoods out toward the Intracoastal and the ocean, and it includes The Cove — the waterfront, boater-friendly streets near the Hillsboro Inlet — plus mid-rise condominiums and 55-plus communities closer to the beach. The 33442 area is inland, in northern Broward near the Palm Beach County line, largely built out between the 1970s and the 1990s with single-family subdivisions, villa and townhome communities, and a number of active-adult and condo developments, including the large Century Village community.

The Cove and the inlet: exposure on the east side of Deerfield Beach

Being close to the water changes what an exterior repaint has to survive. In The Cove and along the waterfront streets near the Hillsboro Inlet, salt air and humidity wear on hardware, fixtures, screens and exterior finishes continuously, and a boat dock at the bottom of the garden means the seaward elevation takes wind-driven spray on top of ordinary weather. That side of the house is always the hardest-working wall, and treating all four elevations as one line on an estimate is the fastest way to misprice a job in 33441.

So the estimate here is written elevation by elevation. The waterfront side gets a coastal-rated topcoat named by manufacturer and product line and the coat count stated; screens, screen frames and any aluminium are cleaned and, where corrosion has started, taken back to sound metal and primed with a rust-inhibitive primer rather than coated over. Rusted hinges, latches and light housings get the same treatment, and where a fitting is beyond saving we say so and offer stainless or coated marine-grade hardware instead of painting something that will fail again inside a season.

The sheltered inland elevations of the same house often need much less, and we say that too. Half of an honest coastal estimate is knowing which walls do not need the expensive specification.

The Cove is worth describing precisely, because it is not simply a waterfront street. It sits near the Hillsboro Inlet on boater-friendly canals, which means houses there face moving water and the wind that comes off it, and the seaward elevation of a Cove house takes conditions closer to an oceanfront building than to a house three streets inland in the same 33441. When we quote The Cove we quote that elevation on its own terms, and we tell owners plainly that it will come round for attention before the rest of the house does.

Closer to the beach, the mid-rise condominiums and 55-plus buildings of east Deerfield Beach put the exterior back in the association's hands and leave us the interiors. Those buildings were largely built for coastal living and are managed accordingly: a certificate of insurance on file, an access window, and shared corridors that are expected to be protected and left clean. What differs from an inland community is the pace of exterior maintenance the association itself has to keep, which is why a Deerfield Beach beachside board tends to know far more about coatings than a board a few miles west.

Century Village and the villa communities of west Deerfield Beach

In 33442 a large share of the housing sits inside a condo, villa or active-adult community, Century Village being the biggest, and there the first question is not what colour but what is actually yours. Where units are attached and the association maintains the building, the exterior — walls, entries, shared walkways, front doors in many communities — is on the association's schedule and in the association's colour, and an owner who repaints one independently usually pays to have it put back. Ask the community office what falls to the owner before asking anyone for a price, and we will scope exactly what comes back.

That makes most of our west-side work interior: walls, ceilings, closets, interior doors, trim and the textured ceilings a lot of the era's units still carry. The practicalities are the association's. A vendor certificate of insurance goes on file before work starts, noisy preparation stays inside permitted hours, shared walkways and entries are protected on the way in and swept at the end of the day, and vehicles park where the community says rather than where it is convenient. In compact units with neighbours through the wall, sanding dust is contained at the source, not chased afterwards.

In the single-family subdivisions of 33442 the houses are concrete block with the fixtures and finishes of their build era, generally due for periodic updating rather than rescue, and there the exterior is yours. Where an HOA applies it usually holds an approved palette, so our estimate names manufacturer, product line, colour name and code for body, trim, garage door and front door — the form an architectural committee can act on — and we hold the schedule until the decision comes back.

Century Village is the single biggest name in 33442 and it sets the pattern for the smaller villa communities around it. Low-rise buildings, attached villas, an association that maintains the outside, an office that expects to be asked, and residents who are often at home while work happens. Almost everything we do in west Deerfield Beach is therefore interior work done considerately: compact rooms, close neighbours, contained dust, permitted hours, and a route through shared walkways that gets protected on the way in and swept on the way out.

The single-family subdivisions of 33442 are the part of Deerfield Beach that behaves like an ordinary suburb, and they are easy to reach off I-95 and the Turnpike near the Palm Beach County line. Built out between the 1970s and the 1990s, these houses are concrete block with the fixtures and finishes of their build era, and their exteriors are genuinely the owner's — no association maintaining the wall, no office to ask, just a decision about colour and, where an HOA exists, an approved palette to check it against. That makes 33442 the half of Deerfield Beach where we do most of our full exterior repaints, while 33441 skews to interiors in managed buildings and to single elevations on waterfront houses.

Sealant, storms and when to paint outside in Deerfield Beach

Before any exterior coat goes on a Deerfield Beach house, we check the sealant around windows and doors. South Florida heat and humidity crack and shrink it, and a joint that has pulled away from the frame is a water path into the wall, not a cosmetic detail. Painting over it conceals the problem through one wet season and hands it back to you worse in the next, so open joints are cut out and resealed as a line in the estimate rather than being quietly skipped.

The rainy season, May through October, decides the schedule. Afternoon storms here are dependable enough to plan against, so exterior coats go on in morning blocks with a genuine drying margin, we hold to the manufacturer's recoat times rather than the ones that would fit more work into a day, and when the forecast turns we move the day instead of gambling an elevation. High summer humidity is also why we will sometimes recommend booking the interior now and the exterior for the drier half of the year — advice that pushes the larger job further out, which is why you can believe it.

Interiors run all year regardless of weather. Anything that legally requires a licensed trade — the wiring behind a fixture we take down, a plumbing line inside a wall we open — goes to a licensed pro, and we identify it at the estimate rather than working past the line.

Garage doors and exterior light fittings are the two items that most often let down an otherwise good Deerfield Beach repaint. A garage door is a coated metal panel that has been in the sun for years, not a stucco wall, and it needs washing, keying and a metal-appropriate primer before a finish that will hold; treating it as part of the wall system is why so many repainted doors chalk again first. Exterior fittings near the coast corrode from the inside of the housing outward, and painting one that has already gone simply seals in the problem, so we say plainly which should be cleaned and primed and which are past it.

Cleaning down comes before any of it. Deerfield Beach walls, patio pavers, screen frames and soffits pick up mildew and dark growth in this climate, and no coating bonds through that, so surfaces are washed and the growth killed before primer. Pavers and decks are not paint work, but they sit under the elevations we are working on, so they get protected from runoff — and where we can see that a downspout or a grade is keeping one part of a wall permanently wet, that goes into the estimate as a note, because it will undo the coating regardless of what we put on it.

Interior & Exterior Painting in Deerfield Beach — questions we get asked

How does a painting estimate work in Deerfield Beach, and is there a fee?

No fee. We look at every surface in the scope, measure, and send a written estimate listing each room or elevation, the condition it is in, the preparation it needs, any sealant or metal work that has to happen first, the primer and topcoat by manufacturer and product line, the colour by name and code, the coats, the sheen and the exclusions. Waterfront elevations are priced separately from sheltered ones because they genuinely need a different specification. Call or text (786) 788-8714 with photos and your zip.

Can I trust the crew coming into my Deerfield Beach home?

Verify rather than trust. Gold Hands is insured, the certificate goes to you and to your association where there is one, and the names on it are the people who arrive and get signed in at the community office. Inside we work one room at a time, cover floors and whatever stays in the room, contain sanding dust and clean down before we leave each evening. Outside we mask hard surfaces, screens and planting before scraping starts and collect our own scrapings. If you are away for the season, photographs go out at the end of every working day.

My association wants a certificate of insurance and has to approve the colour. Can you handle that?

Yes, and in 33442 in particular we ask about it before you raise it. Give us the community name and the office contact at booking: the certificate is filed before we start, the crew is cleared for the dates in the estimate, and work is scheduled inside the community's permitted hours. For colour, the estimate names manufacturer, product line, colour name and code for each element, which is what a committee can approve, and we will put a test patch on your own wall if they want to see it in daylight. The submission comes from you as the owner, and we do not start until it is granted.

I own a villa in a Deerfield Beach community. Can I have the outside repainted a colour I choose?

Usually not, and it is much better to find that out from us than from a violation notice. In most of the villa, condo and active-adult communities in 33442 — Century Village among them — the association maintains the building exterior on its own cycle and in its own approved colour, so the outside walls, the entry and often the front door are not the owner's to change. What is yours is everything inside the unit, and that is where we work. If your community does put some element — a front door, a screened entry, a patio wall — under owner control, get that in writing from the office, send it to us, and we will scope and price exactly that element and nothing more.
