Upgrading rather than repairing in a Parkland kitchen
Because the housing here is relatively young and generally well maintained, much of the work we do in these communities is improvement rather than rescue, and the disposer is a good example. The unit a builder specified is chosen on cost, and it tends to be the cheapest component in an otherwise expensive kitchen. Estates, coach homes and townhomes inside one Parkland community
These developments deliberately mix housing types — detached houses, coach homes, townhomes and larger estates can share a single association and a single entrance — and the kitchens behind those front doors are not the same job. In a townhome or coach home, the base cabinet is more compact, the waste branch may serve more than one home further along, and a markedly more powerful appliance is not automatically an improvement. In the larger houses the cabinet has depth to spare, but the kitchen may be a long way from the front door, which is its own consideration on the day.
That distance is worth planning for. A disposer comes down full of water and a trap empties with it, so in a big house the route from the door to the kitchen gets protection rather than optimism, and the cabinet is cleared onto a sheet before any connection is broken. Anything else sharing that cabinet — a filtered water line, a reverse-osmosis unit, the dishwasher hose — is photographed before it is disturbed, so what goes back goes back the way somebody else installed it and there is no dispute afterwards about which joint was already weeping.

The unit still works but I want a better one. Is that sensible in Parkland?
Often, and we will tell you when it is not. I rent a townhome in Parkland. What does the owner need to authorise?
The replacement itself, since the appliance is fixed to their sink and stays with the property. They choose the model, as they will own it, and anything involving the circuit, the socket or the switch requires a licensed electrician rather than our technician.
