Home › Faucet Installation & Repair › Cutler Bay
When a Cutler Bay homeowner finds water in the bottom of the kitchen cabinet, the faucet gets the blame about half the time and deserves it rather less often. There are five likely sources down there and they look identical once the water has spread: the faucet base leaking down its own shank, a supply nut weeping, the trap or its slip joints, the seam where a disposal meets the sink flange, and a filter housing nobody has thought about in years. Finding which one it is comes before any talk of replacing anything.
You can narrow it down yourself in ten minutes and it makes the visit far more useful. Dry the cabinet base completely, lay a sheet of paper towel under each suspect area, then run only the cold, then only the hot, then fill the bowl and let it drain, checking the paper after each. Whichever sheet gets wet tells you which system is failing. Send that result, along with a photo of the cabinet and of the valves at the back, to (786) 788-8714 and the appointment starts with a diagnosis instead of a hunt.
Worth being clear at the outset about what we are. Gold Hands does handyman work and screens its technicians; it holds no plumbing licence and takes no work that needs one. Hanging a new tap where the stops still shut, swapping supply hoses, fitting a mixing insert, clearing a spout screen, renewing spray parts, re-seating a disposal seal and pulling a sink back to its counter are ours. Rerouting a waste line, cutting into pipe inside a wall, a repipe, anything requiring a plumbing permit, or a stop that no longer stops anything: licensed plumber, named in writing on the day, not attempted.

Five things leak under a Cutler Bay sink and only one is the faucet
The faucet itself leaks in a specific way. Water runs down the outside of the shank and appears directly under the tap, usually because the seal under the base has failed or the mounting nut has loosened enough to let the body rock. It is worst when the tap is running and stops shortly after. That is repairable without replacing the fixture in most cases: reseat the base, renew the gasket, draw the nut up properly, check the swivel collar O-ring while everything is apart.
A supply connection leaks differently — a slow bead that forms at a nut and drips in the same place whether or not anybody is using the sink, because the line is under pressure permanently. A drain leaks only when water is going down it, so the cabinet is dry in the morning and wet after the dishes. A disposal that has lost its seal at the sink flange weeps around the top of the unit under the bowl. And a filter housing, if one was fitted, usually starts at its lid O-ring after a cartridge change.
Those distinctions matter because they lead to different trades and different costs. Faucet, supply and disposal-seal work is handyman work and we do it. Drain work beyond reseating a trap, and anything that means cutting pipe, is a licensed plumber's job and gets handed over. What nobody should do is replace a perfectly good faucet because the actual leak was three inches behind it and never got identified.
Post-Andrew Cutler Bay homes: newer building, older water habits
Much of the housing in 33190 was rebuilt or newly built after 1992 under stronger codes, which makes this one of the easier parts of the county to work in. Shutoffs are generally modern quarter-turn valves that actually close when asked. Supply lines are more likely to be braided. Cabinet layouts are standardised rather than improvised over fifty years. A faucet replacement here usually runs the way it is supposed to, which is not something that can be said everywhere in Miami-Dade.
What is not newer is the water. South Florida hardness does the same thing in a 2004 kitchen as it does in a 1955 one — mineral settles in the aerator screen and on the ceramic discs inside the cartridge, so flow drops at one tap, handles stiffen, and a drip starts after the handle is closed. Those are maintenance parts on most decent faucets, and replacing them is far less disruptive than replacing the fixture. The brand name cast under the spout is what decides whether parts still exist.
The one genuine complication of a newer home is the own-label fixture. Builders buy in volume, sometimes under names that no longer trade, and for those taps no cartridge was ever sold separately. When that is what is in your kitchen, replacement is not a sales pitch, it is the only route — and you are entitled to hear which of the two situations you are in before you spend anything.
Low ground, high humidity and the cabinet floor in Cutler Bay
Cutler Bay sits low and close to Biscayne Bay, and the combination of humidity and heat means that any water that gets into a cabinet base stays there far longer than people expect. Chipboard swells, the laminate lifts at the front edge, and eventually the shelf under a disposal gives up. The leak that caused it may have stopped years ago. The damage carries on regardless, quietly, behind a closed door.
So the base is examined and photographed on every visit whether or not the call was about a leak. If the staining is old and the board is still firm, you get told that and you can stop worrying about it. If the board is soft, you get told that too, along with the plain recommendation to sort the cabinet before new fittings are bolted back onto it — because anchoring hardware to swollen particle board is a repair with a short future.
The prevention side is unglamorous and it works. Do not line a cabinet base with a towel or a mat that traps moisture against the board. Deal with a weep when it is a weep. Keep the cabinet doors open for a while after any work down there. And when a faucet is being changed anyway, that is the cheapest moment to renew the flexible supply lines, because a braided line that fails in a closed cabinet in this climate is not a puddle, it is a floor.

Faucet Installation & Repair in Cutler Bay — questions we get asked
Can you give me a Cutler Bay price before the diagnosis is done?
Not sensibly, because the same symptom has five possible causes and they do not cost the same. A weeping supply nut and a failed faucet base are different jobs with different parts. What you get is a free written estimate produced once the source is actually identified, broken into individual items so the diagnosis, the parts and the labour are visible separately. If the answer turns out to be cheaper than you feared, the estimate says so rather than quietly rounding upward.
Who is coming into my Cutler Bay home, and what happens if something is damaged?
One technician, screened before he was ever assigned to a home, named to you ahead of the visit. Everything he brings in comes back out, including the packaging and the old tap. The contents of the cabinet are lifted out in order and returned the same way, and the base stays lined the whole time the supply is shut. If something in the kitchen is marked or broken while he is there, he tells you before he leaves and a written note of the remedy follows the same day, because nobody should learn about damage after the van has gone.
My Cutler Bay HOA wants approval for contractors. Does a faucet change need it?
Interior fixture work is rarely something a board approves or refuses, but plenty of communities here still want vendors on file. What we send ahead is a certificate of insurance and the name of the attending technician, and we keep to whatever hours the community has set. If your association runs a form or a portal, forward it and we will use their process instead of assuming the usual one applies.
The mounting nut on my Cutler Bay faucet is corroded solid. What are the chances it comes out cleanly?
Good, and better than average around here, because much of this housing is newer and the hardware has had less time to weld itself together. The routine does not change: releasing fluid with time to creep into the thread, the long wrench that reaches the corner behind the basin, careful heat where it is safe, and a deliberate split through the nut only when nothing else has worked, kept clear of the bowl and the counter lip. A new tap supplies its own mounting hardware, so an old nut destroyed in the process costs nothing.
I rent in Cutler Bay and there is water under the kitchen sink. What do I do first?
Turn the two valves under the sink clockwise to stop the supply, put a container under the wet spot, photograph it, and report it to the landlord or manager in writing the same day. Do not leave it and do not fix it privately — in this climate a slow leak becomes cabinet and floor damage quickly, and a tenant who reported it in writing is in a very different position from one who did not. Our written estimate is easy for them to approve directly.
Does being this close to Biscayne Bay in Cutler Bay affect plumbing fittings?
Not the pipework so much as the small metal parts and the cabinetry around them. Humid coastal air sitting in a closed cabinet keeps everything down there slightly damp, which accelerates corrosion on supply nuts, mounting studs and hose clips, and keeps particle board from ever fully drying after a spill. It is another argument for renewing flexible lines when a faucet is changed, and for treating a damp cabinet base as a problem to solve rather than a condition to live with.
Do you supply the faucet, or do I?
Most customers buy the faucet themselves so they get the exact style they want — we install it. We can also pick one up for you at cost if you would rather not shop.
My old faucet's supply lines are corroded — is that extra?
Corroded or brittle supply lines are common on faucets over 10 years old, especially with Miami's water minerals. We replace them as part of the job at the quoted supply-line rate rather than forcing the old ones to work.
