Saving the original entry door on a Miami Shores house

An old door earns its keep. The slabs on these houses were made from timber that is no longer commercially available, in thicknesses that make a modern flush door feel like a biscuit, and they were built with joinery rather than glue and filler. When one of them stops working, the failure is nearly always at the edges of the opening. Water has run down the face for decades and collected where the jamb leg sits on the sill, so the last few inches of the frame have rotted while the door above it stayed sound. From inside the hall it just looks like a door that will not shut.

What we do about it is straightforward carpentry. The soft section of jamb is cut out and a sound piece let in, so the structure comes back without the whole frame being thrown away. Hinge fixings are taken deeper, into the framing behind the jamb, which lifts the leaf and brings the latch back to where the strike is. A new sill or threshold goes under it and a proper seal goes on. Original hardware gets cleaned and refitted wherever it can be, because a period mortise lock and a set of butt hinges are part of what the house is. What we will not do is pretend that a slab which has genuinely delaminated can be revived — when that is the finding, you will hear it.

Plaster, lath and why interior doors stick in Miami Shores summers

Inside these houses the walls are plaster over lath rather than drywall, and that matters for doors in two ways. Plaster is thicker and less forgiving, so the reveal around a door is tighter to begin with and a millimetre of movement is enough to make the leaf drag.
