A door that sticks, drags, or will not latch is almost always a hinge, frame, or humidity-swelling issue rather than something wrong with the door itself. We diagnose the real cause, adjust or replace hardware, and get interior and exterior doors closing and locking properly again.

Door work in Doral opens with a written quote naming four things: which door is being worked on, whether the fault sits in the rollers, in the track, or in a frame that has dropped out of square, what mesh and spline a screen needs, and which parts must be ordered instead of carried on the van. You read it before a tool comes out, and for a gated Doral community it also records whose name goes to the guardhouse and which office receives the insurance certificate.

Gold Hands covers all three Doral zip codes with insured crews. One recent job says most of what this page is about: an owner in a rented 33172 townhome had four screen doors to put right between one resident and the next — two re-meshed, one lifted back onto a track it had jumped, one closer swapped out — and the whole lot went into a single visit keyed to the move-in date rather than four separate call-outs. Point a camera at the bottom track with the panel pushed fully open, then at the corner of the screen frame where the mesh is pinched in, then step back and photograph the closed opening so the gaps are visible, and send those three to (786) 788-8714. Replacing an exterior sliding glass door outright, or fitting any impact-rated opening, is permitted work that belongs to a licensed contractor; we say so plainly instead of taking it on. Screens, mesh, rollers, tracks, alignment, re-hanging and hardware are ours.

Doral is three different door problems wearing one city name. In 33178, Doral North, the subdivisions went up from the 1990s onward around golf courses and lakes, so the sliders are newer and heavy — often a single tall panel of glass — and the usual culprit is a roller flattened under that weight rather than anything aged. In 33172, where Fontainebleau meets the City of Doral southwest of the airport, the stock is low- and mid-rise condo and apartment buildings with a high share of rentals, which means screen work on somebody else's deadline and doors that are used hard by people who did not choose them. West in 33182 the Fontainebleau Park communities date from the 1970s through the 1990s, and there the aluminium screen frames have had decades of humidity to work on the corner keys. One thing crosses all three zips: these are tightly built homes, and a panel shut over a track whose weep holes are packed with grit gives rain nowhere to drain except into the frame.

Why a slider stops running in a Doral home, and what it is almost never

The glass is hardly ever the problem. A panel that fights back has usually lost its rollers — small wheels that wear flat, seize, or cock sideways under a heavy door, which is why the same slider feels fine near the jamb and impossible at the far end of its travel. Second suspect is the track itself: Doral's construction dust and the sand that blows off unfinished lots pack into the channel, get ground into paste by the wheels, and turn a smooth run into a shove. Third is geometry. A frame that has settled a few millimetres out of square will bind a panel no matter how new the hardware is, and you can read that from outside by looking at the gap along the closing stile from top to bottom.

That order matters because rollers are adjustable until they are not. Most sliders have an adjustment screw behind a plug in the stile, and a worn wheel can be raised for a while to keep a door running. Past that point the wheel is simply finished and wants replacing, and the honest answer is that the assembly has to come out to see which it is. We lift the panel, photograph what comes out on the track, and the price follows the finding — clean and adjust, new rollers, or a frame issue that no roller will fix.

Screen mesh, spline and the lakes Doral was built around

Screen is a choice, not a default. Standard fibreglass is the cheapest to replace and the easiest to push a knee through. Pet-resistant mesh is a heavier weave that survives a dog that has decided the door is optional, and it changes how much you see through the opening. A finer weave keeps out the very small insects that come off standing water, which matters more than people expect in the Doral North subdivisions built around lakes and along the golf course edges. We will tell you what each one costs you in airflow and visibility before you pick, because the wrong mesh on a lanai door is a complaint that shows up two weeks later.

The spline — the rubber cord that presses mesh into the groove — has to match that groove. Too thin and the screen creeps loose in the first hot week; too thick and it bows the frame while it goes in. On the older 33182 frames there is a second question: aluminium screen frames corrode at the corners, where the plastic keys sit and moisture stays, and a frame whose corners have swollen will not hold new mesh tight however good the spline is. We check the corners before quoting a re-screen, so nobody pays for mesh stretched into a frame that cannot keep it.

Guardhouses, turnover deadlines and terrace screening in Doral

Most of the residential Doral we work in sits behind a gate or a front desk. The Doral Isles neighborhoods and the developments strung around the lakes want our people named at the guardhouse or written onto a visitor sheet; the mid-rise buildings on the 33172 side want a vendor insurance certificate at the management office before any trade walks in. Name the community when you book and both are settled in advance. In a condominium there is a further line worth knowing early: the screen enclosure or the terrace overhead is often association property rather than yours, which makes re-screening it a board matter, not a homeowner one. We say which side of that line your terrace falls on before you spend anything.

Then there is the Doral job nobody plans for. A sofa arrives, the doorway it has to pass is narrower than the sofa, and the door has to come off its hinges and go back on straight afterwards. In the townhomes of 33172 and 33178 this happens on moving day, under time pressure, with a truck outside. Taking a door down is easy; rehanging it so it closes on its latch and does not drag the frame is the part people get wrong. We do that as a booked job, and when four apartments turn over at once we price the visit rather than the doors.

Door Repair & Installation in Doral — questions we get asked

What will it cost to fix a sliding door in Doral?

No honest number exists until somebody has seen it, because a track that needs cleaning and a pair of rollers that need replacing are two different jobs, and a frame out of square is a third. So we quote rather than guess. Send pictures of the track, the stile where the adjustment plug sits, and the door standing closed, and a written price comes back naming the fault, the parts and whether anything has to be ordered. The quote is free and nothing is added to it later.

Who actually comes to the house in Doral, and can I check them?

A named technician, not whoever was free. When we confirm the appointment you get the name, and that name is what goes to your guardhouse or onto the building's visitor sheet, so the person at your door is the person the paperwork says. The company carries insurance, and your management office can be sent the certificate before the visit if it wants one on file.

Our Doral condo association says the terrace screen belongs to the building. Is that true?

Often it is, and it is worth finding out before you pay anyone. In many Doral condominiums the terrace enclosure, its screening and sometimes the exterior door frame are common elements maintained by the association, while everything inboard of the glass is yours. Tell us the building and what you want done and we will look at where the line falls, do the parts that are genuinely yours, and tell you which request has to go to the board instead of to us.

Our slider in Doral has never run properly since the day we moved in. Is it fixable?

Usually, and a door that was wrong from the start points somewhere specific: rollers set at the wrong height when the panel was first hung, a track that was never cleaned after construction, or a frame installed slightly out of square. All three are diagnosable in one visit. We lift the panel out, look at the wheels, run a level down the jamb, and tell you which of those it is. Where the frame itself is the problem and the fix is a new exterior opening, that is permitted work for a licensed contractor and you hear it straight away.

I rent in Doral — will fixing the screen door leave marks the landlord notices?

Screen and roller work is about as low-impact as repairs get. Re-meshing happens in the frame that is already there, rollers go back through the existing holes, and a track is cleaned rather than altered, so nothing is drilled and nothing new is left in the wall. If a closer or a handle has to be replaced we keep the old part for you so the landlord can see what came off. Where a repair would mean modifying the building's door rather than servicing it, we tell you to get written permission first.

Can you work inside a gated Doral community without me being home?

Yes, and in 33178 and 33172 that is most of what we do. Give us the community, the gate procedure and whoever holds access — a front desk, a property manager, a lockbox — and we register in advance rather than arguing at a barrier. Photographs of the finished work come to you the same day, which is how out-of-town owners and landlords running a turnover usually prefer it. Work stays inside the hours your association allows.

Why does my door stick more in the summer?

Wood doors and frames absorb humidity and swell during Miami's rainy season, causing sticking that often eases up in drier months. We plane or adjust the door so it clears the frame year-round instead of only fixing it temporarily.

Can you fix a door that won't latch?

Yes — usually a misaligned strike plate or a settling frame. We adjust the plate position or the hinges so the latch catches cleanly again.
